For housing we need, conveyance, hospitals, offices, shops, colleges and willing pay masters. It is an integrated approach. All the above factors when in harmony would create an atmosphere conductive to housing development besides roads and other infrastructural inputs.

The next point is the cost which could be broadly divided in to the following options.

1 Cost of land

 2 Cost of infrastructures

    a Water supply

     b Electricity

     c Sewage system

      d Transportaion

3.   Cost of structure

 4    Flooring

  5   Wood work

   6   Doars and windows

    7   Inside electrical and plumbing work

    8      Finishes and painting

The expenditure on item no 1  and 2 should be the responsibilty of Govt. and other finacing societies which could be recovered in 99 year of lease perod from those who would continue to live. He may be son or grandson or even a new purchaser as third party.

The average cost of construction should be around Rs. 600-800 per sq. feet and average space should not exceed 1000 sft

A house costing ten laks can be completed in three months, the unproductive expenditure in the form of designing, supervision and other services should have a bearing on the cost of construction.

Similarly the infrastructural development expenses including cost of land should have a social bearing and  must have a relation with the overall cost of construction.

Depending on the affordability of payment ,the other expenses in the form of electrical. plumbing and doars and window can be structured to suit individual paying capacity and intrests.

Bulk purchases and mass production of basic materials like bricks, cement, windos etc can be drasticaly reduced.

Thus by a professional approach and a little insight we can make the housing affordable and make millions a happy householders
