This, to my mind, is a good move. I've seen people residing in walled city and other promising localities of Delhi for two-three decades illegitimately harassing the landlords by paying negligible house rent and not allowing the landlords to sell the house. I've also seen the landlords paying exorbitant sum to vacate the tenants before selling. And also in some cases, some of the land mafias advising the landlords to mortgage their property in banks and other financial insitutions based on the current market value, rotate the funds received on behalf of the landlords funding small entrepreneurs making huge profit by throwing a paltry to the landlords. By this landmark judgement by the Apex Court, I hope, some of the landlords who have been caught between the land mafias and the tenants would be relieved. However, there are landlords who are in the habit of harassing tenants should also be brought under the purview of this judgement so that majority of such cases entering into the court room, piling on years, should be avoided!

The Recent amendment of the rental agreement by our honorable supreme court has amended about the rent payable which should be at least to an extent of the rental value which is equivalent at least to the market value in its surroundings, as many tenants are paying negligible rent who occupied the premises since decades and maximum number of rental cases at the courts of the same content are pending before the courts, many cases the tenants are not bothered to increase the rent at par with the market rate, in rare cases the landlords are making litigations like not entering into any agreements or giving rental receipts. And also the supreme court has mentioned that the model rental agreement would not only make a justice to the landlords but hints at the implementation of model rental agreement would considerably reduce the litigations and outstanding and pending cases, but also can minimise the rental litigations in future. but many things like paying property tax by the tenants, minor repairs should be attended by the tenants, etc., what would you feel is it favouring the landlords or biased with tenants?
