It is to save money and capitalize on your investment that realty industry in india proceeds with construction at a fast pace. Earlier there used to be a curing perion of 2-3 months for each ceiling wherein you had to wet the ceiling everyday twice with water. Some smart civil engineers use to time the curing in the rainy season so that physical labour and water could be save. But alas! today none of this is followed.

The weakness of building occurs due to faulty design-50%, faulty materials-30% and defective workmanship-20%.The cement we are using PPC or PSC cement which is having secondary hydration process for a longer time. Therefore, the fast construction is definitely affecting and needs further research in view of use of this kind of cement.

FAst construction will affect the strength of building.We r just checking the compressive strength of cube but it is no enough we shoud think about durability first rather than just compressive strength.

By fast construction leads to compromose in quality and also do not allow the settling time for concrete or brick work in civil simmilarly in mechanical construction we compromise the proper methods to be followed. Even the best of quality staff will have time to go through the work as quality staff is very less as compare to construction workers.

Fast Construction does not neccesarily defines weak bulidings.. there r lot many factors contributing to any structure..we cannot single out the fast pace of contruction..

Engineering major L&T does does many projects on time or in time. Does this mean that their quality of work is low?? Majority of construction sites do not go for borewell water and are dependent on some external source (tanker). Hence the word CURING becomes tentative. Concrete is said to 100 % satisfactory if it is properly mixed, compacted and finished. During slab construction no engineer bothers to stand in front of masons and ensure these factors to the required accuracy. Reinforcement also plays a crucial role . But engineers sometimes neglect to check each and every corner. Also it should be ensured that the rods are given mild coat of an oil in order to prevent corrosion at later stages. Of course fast construction leads to damage but in slow construction also the same factors are neglected.

"Client Mentality is the only Reason for weak buildings" Clients should: Employ a Structural Engineer. Project Management Consultant. Prepare estimates based on required speed of construction. Finalise rates. Buy basic raw materials (Cement & Steel) in bulk Qty and deduct in Bills. Ask PMC for proper reconcilation, supervision and quality of project. Pay the PMC, contractors within 15 days of receipt of Bill.

We do follow the western techniques, nothing wrong, But the danger is we are not fully following the WCM. We do want to construct fast with lesser rates and the quality is not predominant preference of us. Nothing worse, We are improving. The Quality of the building is depends on the Material & Workmanship. The Material & Workmanship, where in India i feel, we have given less importance on these. The time is depends on how well you have managed the project. The better management will result the better delivery. But all i feel that, we should be more conscious in quality of material, workmanship than the time & cost.Â

As long as the builder sticks to the cement hydration and setting norms of around 30 days, he can raise a floor evety month. Most of the problem comes from the sub-standard material that is being used.

fast construction doesn't mean that you will bypass the general construction technical rules. there are factors like "not maintaining the quality and bypassing the procedures" which results the weaker construction.

I do not think that the fast construction weaken the construction there are also another factors like accuracy in desigens testing of materials soil investigation and proper supervision and apart from this human mistakes and intention to earn disproportionate profit willf ul neglegance are the main facors for weak construction

Many factors can attribute to weakness. Practical are ,such as:- - Terrain (soil condition- rocky,sandy,clay etc) for foundation.
- Erosion & corrosion factor(availability of water in building, saline wind conditions)
- Not enough curing of construction work(use of adequate water during construction).
- Steels used for structure works(may be second hand or poor quality)
- Weathering course after completion , on top.
- Not enough Compaction of concrete with vibrator to conceal steel totally.
- Half burnt Bricks used & sand selected for construction (saline sand need washing)
- As you said, improper mix ratio of cement, sand etc,
- Unskilled masonry work etc.
These are the obvious practical one. Technical things based on design & its integrity.

Dear Neelima, thanks for raising this question, but it is not applicable for every building. & building collapse or weakening of building mainly happens to lack of supervision, wrong methodologies, & inferior quality material. But, I assure on behalf of all the members of TOOSTEP who are associated with construction field, that we all are following standard & correct procedure, techniques methodologies & taking proper care of our structures.

There are many other factors to this. Sometimes construction is faster if the builder is ready to pay for it and here there is no compromise in form of materials or security. Only one factor can't be blamed for this.
