I'm in the construction Industry for 22 years, over the years and depending on the scale and scope of works, a "Hack and bash" is always more expensive than building new. The Life expectancy risk of new building structures are also less. May I add, that the change or need is directly dependant on the availability of resources. If resources were not an objective then surely everybody would agree to built new.

Building and House consist of Multiple of Joint and togetherness of variuos Items/Products. It won't last long yeras untill its complete structure of building is not new. It won't support each other.REMEMBER - Remodel Building can survive for 10-20 years,whereas new built up house can easily stand for 25-50 years. If you plan to re-model interior of the house then its completly different issue.BUT it you touching the structural part, then,I'll strongly suggest that please re-think. Also please make sure to consult Architect to understand the by-laws of your city,because re-builiding of House imply several new clauses of "Setbacks" of your plots and new "FAR regulation". regards, Rajeev Jha

Shanmugam i agree that instead of remodelling the existing house by spending a huge amount we should think of building a new one.Because even if you restructure your old house it won't be same as the new one if you built, moreover if you are spending quite a money on rectifying the old house its better to build a new one which will also give you a good feel.

In Most cases remodel involves removal of columns or major walls and introduction of new steel structure to strengthen the building. Effectively it reduces the life span of the building. Damaged portion like roof slab , column etc due to corrosion requires more cost to rectify it. Also 100% rectifiation can't be achived.
Finally remodelling is more labourius and increases the life of building few more years by spending huge amount.

Building new house will be much better than remodelling the old house, because in the first place it gives fresh feeling to your house, and it will give you complete freedom while designing and you can't do that with the existing structure and you have to compromise on many things while remodelling..

According to me building a new house is much better than remodelling because, you have to work under present existing structure and as a construction person one finds very difficult to chop and change the structure and remodel, and the quality standards will not be that good.

If remodelling an existing house can fulfill your requirements functionally, always go for it! A lot of reasons: - Adaptive reuse is environmentally friendly. No need to put into use new materials & thus can avoid unwanted energy use.
- Use your savings on productive purposes- Amount spent on a house is a dead investment. Only the land value appreciates.
- Land is scarce now a days- especially agricultural lands - Our residential areas are growing into these farmlands & forestlands, which is a dangerous trend environmentally, sociologically & economically.
- Remodelling if done with proper technical advice & with the right attitude can be done at a nominal cost compared to building a new home.

Nowadays Land costs are quite high so it is better to remodel than to build a new home. There are techniques avaiable like retro fittings which can stengthen damaged structures. Since construction of new house will cost more and in addition to construction cost of new land will also be added.It will all depend upon condition of existing structure.

No i don't agree with pragya, remodelling is much better because as you know the real estate prize is so high one who at the first place who doesn't have a place to build he has to buy and the costs are at a all time high and one can't afford both the burden of the site value and construction of new building, so remodelling is much better where you can reuse so many things from the same building and by which you can reduce the costs.
