Indian property investors are targeting lower- to mid-end houseowners in the booming economy now that sales of plush apartments have slowed. With the number of families earning more than 2 lacs a year set to double to around 20 million in the next two years, demand for small and simple apartments is set to mushroom. The property market has boomed since India eased rules on inward investment in the construction industry in early 2005, Developers are targeting the young workforce in a country where double-digit salary hikes are common in sectors such as real estate, information technology and financial services.

According to me Mass Housing has already gain importance among house developers and among middle class people who can't afford to buy expensive properties. We can see that from the number of companies who has already built and are currently building more mass houses for the common man to afford.

Dear friend, It is true that there is a huge demand for mass housing in India but the fact is that most of the people in India have a dream of owning independent houses. They believe that they are more convenient and comfortable with independent houses than with apartments. So it will take some time for the people to come out of this and accept mass housing.

Mass housing is gaining a lot of popularity in today's market. Just to deal with the rising population in India and to let everybody get one-one room are becoming popular....

Yes, mass housing is gaining importance.....Moreover, it has become a need of the hour.....

Indian Population is increasing like anything and so is the need of Dwelling Units........

As far as the Indian property Investers are concerned, For them, Low Cost Housing is making a perfect sense in terms of volume that the market is offering.

"Providing economical housing is beneficial for buyers (in terms of providing more options to choose from) and to developers since the latter can construct more. The demand in terms of units is phenomenal and developers getting into this segment can build for years to come. They have the assurance of sure-shot absorption as well. One must understand that developers are not shifting from high-end to low cost housing. They are only branching out. Most of the big names getting into middle-segment housing continue to build high-end projects," says Mr.Puri.....Chairman and Country Head of JLLM.

95 % indian like to drive car if they can afford it. 100 % indians like to stay in individual apartments but can they afford? Mass housing is taking care of pocket as well as your need.

"Venkatesh" I am not agreed with your view for comman man. I also dont like to stay in crowded place but this is for the person who is having CTC of 2 lacs per anum in mumbai cant afford to live in rented house of 1 BHK.

This concept is a hit in market.

But This is also going to face a lots of trouble in near future. Most common problem will be ground water problem.

I am wainting to see the result after after completion of these Mass housing in two three places. It is not going to be as simple as it looks.

Housing developments in India are taking place only in selected pockets. These have yet to take the characteristic of mass housing. Indian property investors are targeting lower- to mid-end houseowners in the booming economy now that sales of plush apartments have slowed.

About 7.6 million houses have been constructed under the Indira Awaas Yojana scheme since its inception in 1985-86

The Karnataka Housing Board experience in mud housing was a failure because they went too fast.

For the concept of mass housing to succeed, there has to be optimum use of technology, combined with SOPs and private-public participation. Once  groups and institutions adopt technology transfer, they will be acceptable to the middle and lower income groups. And then mass housing will become an acceptable proposition.

Yes

I also support this because in the long run everybody will be benificial with this,

Increasing value of land and increasing population will leads to this best option.

Yes it is going to gain importance where all the houses with similar properties and ameneties are there,But it was limited only to some Government and central employees quarters as they name,But now even developers are interested in this market developing small affordable homes for common man, where they can tap into huge and potential market, recently the women's beedi worker's group in Maharashtra had mass housing donated to them with the government initiative, where 10,000 homes is constructed on the basis of Mass housing concept.

According to my knowledge the mass housing concept is gaining importance mainly because, as the financial crisis is there, there are no takers for the plush apartments any more, infact developers who have built these apartments are luring them with freebies like car n all, so developers are mainly targetting now the middle class and lower middle class families all over the country.

Agree with people wanting to have independant houses. Also the mass housing brings in crowds, and managing the property and surroundings will be very poor in the long run. Just pay a visit to LIG flats anywhere in India and things cannot be worse.  Need of the hour is change is the market price from outright purchase and high interest bearing loans to mortgage system with long term contract and option to transfer mortgages.

No it will not gain importance because, most of the people don't like too much of a crowd and in the Mass housing concept there is too much of crowd to handle, and there is so much Chaos that one can take, people like to alone, where nobody interfers their personal space, so according to me mass housing will not gain importance

No it is not gaining importance as such, but who knows in future if the financial crisis continues in the same way this may gain importance, but for now its not gaining importance according to my knowledge, people are happy with what they have and not ready to invest anymore....
