subletting of activity other than excavation,structural work like flooring, painting and other finishing work is a real cause of sub standard quality in housing sector. Perhaps airectly appointed skilled man power can yield better quality.

I completely agree with Mr.Dar..it is not possible to achieve progress if you don't sub let the work..but this should only be done if there is a good consultant for the project to ensure quality of work..

To get your share/commission by subletting the work to petty contractor is the general practice going on in construction industry.

it is my experience that without sub letting large projects can not be done in time.we have tried to do departmental work but were always lost in time and money.

Yes, this would ensure better material and better finish. In case of self purchased material, waistages can be minimised.

Romesh, this(Sub letting) is possible for individual villas or small apartments, but when one goes on a large scale development, I would certainly vote in favour of subletting the works to other contractors, this helps me in keeping an eye on the quality of work, i save money as the sub-contractor takes care of the wastages and the defects, also i always have an upper hand by entering into a legal contract with the contractor on the quality norms, where if work is not within the quality parameters i can always have a right to reject and get it redone on the cost of the sub-contractor. So as a developer I would always go for sub-contracting. At the same time getting material approved for make, colour, shade and type is the sub-contractors responsibility,If material is not approved the work is not approved!
