RISK is a result of high amount of Uncertainities Bound in the Project Works. Considering the fact that CLIENT is the HIGHLY Benefited from any Project and always WORKS in the TOTAL INTEREST of the PROJECT, then only two other factors could reduce the RISK FACTOR of the PROJECT...! 1. SCOPE CLARITY = Scope is the Heart and Soul of the Project hence the better the DEFINITION of SCOPE and SPECIFICATION the lesser confusions, uncertainities and chaos resulting in Project SUCCESS 2. EFFECTIVE BID EVALUATION STRATEGY = A Good Scope clarity alone is meaningless if the Vendor / Contractor sellected through Bidding process is not skilled and effective in executing the SCOPE...!! |

i do agree with mr singh and nitin jee.. clarity of scope is very much important
scope clarity may be one of reasons of risk but amount of variation/deviation in a contract are also defined. When such limits are defined Bidders shall quote rates keeping in view above limits to cover the risk. As regards selecting a agency who is competent to work will definitely affect the project. Client.Project owner must be careful in selecting the contractor

I hope the involvement of Client in technical issues after the commencement of project is mostly because of the commercial risks. Such risks should be identified during planning process of a project and remedial actions should be planned for a no: of adverse situations. Since Construction laws always support Clients commercial interests Managers should be carefull of total float of the project and it must not utilised as far as possible. |

I can say that Construction management agreements are often bespoke and considerable negotiation may be required in the agreement of a construction manager’s scope of service and liability. Roles must be properly demarcated so that the construction manager can perform effectively in advance of the completion of the CM agreement.

I suggest you to design establishing and monitoring the design programme, and reviewing design deliverables for completeness and coordination. The construction manager will also need to enforce compliance with information release schedules with respect to completeness and timeliness. Where change occurs, the impact on the associated elements of the works will need to be reviewed on a consistent and thorough basis.

Yup....Investment of time and effort by the client and construction manager into the development of relationships with trade contractors, including the issue of instructions, administration of payment and problem solving. In managing these relationships, the construction manager and client should aim to achieve a balance between contractual discipline and an appropriate level of flexibility, in order to maintain the commitment and co-operation of trade contractors. Investment in team-building activities at all levels of the project team also helps to focus staff on the importance of the client’s objectives and the successful completion of the scheme.

I think v have 2 ensure tat the procurement of trade contractor packages is based on sufficient information 2 define the full scope of work and all critical interfaces with other packages. Design should be completed to a point whereby provisional sums are not required in package tenders. Pricing documents should also be prepared in sufficient detail 2 enable the project team to obtain enough price information to support cost reporting and the negotiation of variation costs.

First need of any project desiring to attain success in management is to indentify obligation of all parties to the contract. Follow up for updates is another step. Change Control Systems and Quality Control Systems shall be a part of contractual requirement before awarding the works. And to avoid any risk to the client, there should be minimal or no P.S. and P.C. Items. |
