The common man in India would not be in a position to build a home on the LEED guidelines, it may mostly be because of lack of awareness, or even if he is aware he may not know who to approach to have his house built in such a manner. The cost element would also factor in as he may think that this construction model may cost him more as compared to conventional methods, and also without the full knowledge available he may be even biased against the wisdom of such a construction model, how then are we to entice the common man to build his house on the basis of the LEED guidelines.

Awareness is the key

idea posted by Pragya Kothari Construction-Heavy, DLF

I believe the first step would be to educate the common man on the advantages of construction on the LEED guidelines, any misconceptions that he may have that it would be a waste of his resources must firstly be eliminated so that he would understand the benefits.

Actually, we did a ROI study based more on USGBC standards and found that the payback period on most commercial buildings are between 2 to 5 years, if LEED and sustainable concepts are incorporated from the ground up. I will try to dig up and post that study sometime.

Granted, some of the supporting information was based on Western living conditions, but if anything, homes in India could be even more efficient in terms of cogeneration and netzero buildings.

If any of you guys are on Facebook, join this group - they are working on LEED India and will answer some of your questions based on experience and real data:

No need to entice anyone nor give any incentive-support; just let them know that "green homes" afford them life-term benefit of reduced Energy & Water Bills, while giving them health through reduced exposure of the bacteria & fungi ridden conditioned air & artificial lighting during the day.

And media has already started playing vital role:

I agree with you pragya ji that awarness is the key , but affordable solutions must be provided and some financial benifit must be decleared to attract people towards it.

Providing incentives by tax duduction

idea posted by C Nijagunaradhya M.E/M.Tech/MS student, Osmania University College Of Engineering, Hyderabad

The govt in few states are already providing incentives for all those adopting green building concepts. I think this should be adopted by all the state govt  s and during final approval of building ask the buider to get a LEED certification instead.

Until now green building concepts are there in books, news papers only.

I Think ADVERTISEMENT of this(LEED/green building) is very much needed .

I agree with all the other contributors.

One more way is to promote Green Buildings (GBs) is to encourage wise water management initiatives like rain water harvesting, grey water recycling and ground water recharging, water and energy efficient fixtures etc. in building plan approvals by giving tax rebates or reduction in building fee to the extent of additional expenditure incurred.

Solar or wind energy plants / individual/group residential apartments /commercial complexes may be given higher subsidies like lower tariff for those using solar lanterns, CFLs, LED lamps etc. Slightly higher FSI may also be allowed to GB builders/purchasers.

Public recognition and accreditation to GB developers will also infuse the necessary thrust and enthusiasm in them to take up GBs.

A carrot and stick policy may also  yield results. Some sort of penalising high energy consumers is also the need of the hour, like higher tariffs, higher peak hour tariffs etc.

A rebate in property tax for taking up geen initiatives is highly recomended. In fact Govt. of Karnataka has such a scheme for using solar water heaters.

Actually I support both

It would take a lot of effort to entice the developer/builder to build as per green building standards due to the cost involved. Builders normally would avoid this unless there is a proven demand in this sector along with higher margins.

A slightly less effort may be required to convince the individual common man. But here again, it would be a contractor (Usually small time) or in most cases the “mestri” who would be building. The “Mestri” built houses would far outnumber the BE or diploma engineer built houses in our country.

Hence there must be both awareness and tax sops involved for this concept to succeed.

Because of the costs involved the government must give lots of concessions for construction that follow the Leeds Standard.

The government must treat this as it does the alternative generation energy sector. In the alternative energy generation sector the energy is generated using say the solar or wind source and this is considered to be a “Clean Source of Energy”. This is considered to be a “Positive” or “Gain” to the nation/mankind.

The Green Building saves energy. The same as in the proverb “Money Saved is Money Earned” applies to this area too and hence “Energy Saved is Energy Earned”. So there is definitely a “Positive” or a “Gain” to the nation/mankind if there are more green buildings.

This would actually translate into “Tangible” Gains to the Nation. Hence the government can consider subsidies and tax sops for Green Buildings. For instance, tax sops similar to the 80IB can be considered for all residential green buildings.

I would say that the number of residences built by very small builders (ones who build say 4 in 1 or 6 in one apartments) would far exceed the ones built by the top 500 (all India) or so developers. If some kind of “Tangible” Tax benefits are given to the builder along with the requisite awareness and other training then definitely all these builders would go in for green buildings.

Media can play a big role in making people aware !

We should make the media aware 1st. And with the help of media we make the common man aware the impact of going GREEN.

the easiest way to convey message on mass level regarding green building is : A) Media either in form eg print or broadcasting    B) Local Municipal corporation.Government also play an important role in this. govt by  giving tax exemption and incentives etc.and these thing must be highlighted through media.

corporates  who are into manufacturing building products can also convey the message of green building to the people. I think this will be very much effective in educating peoples.also related peoples like engineers, architects, contractor , messons can guide a prospective home owner regarding this, that what to use and what will be the benefit in using .

workout through ngo

i think this kind of perception no doubt is very relevant but at the same time it requires a huge force to propel in same direction.ministers are no doubt very useful medium but they are very unconcerned at this issue, hence ngo is the best and the only medium through which w can work positively i am ready with you if you are really interested to make a difference in construction by bringing leed guidelines

I agree that 2/3rd of the housing sector is being built through "Misrties". Many of them has no formal training. It is, therefore, important to conduct small one day / half a day workshops / training near their workplaces through NGO's. Owners may contribute suitabiliy to the NGO's for conducting such programs. Such workshops needs to be conducted in small groups of 20 -25 Mistries" / Supervisors.

Relate cost effectiveness

idea posted by Rajesh Construction-Construction Management, Larsen & Toubro

Common man's worry is good home at cost effective rate, so that one can get best eco friendly home at achivable prices. If this can be done by implementation at grass root level i.e by estate developers and or builders.Advertisement will play a big role for this.

Long term benefit and self resposibility of each individual

idea posted by Satish Shah Project Executive & Business Devlopment Executive, Conserve Consultants Pvt. Ltd.

The whole LEED business or any green building rating system is the process to go for Green Building and at the last saving precious energy and our mother earth. If we able to show them a long term benefit with little investment, then Green Building is sucess. Altough we all are very particular to see our own home very clean, why not we do to see clean our earth.......

idea posted by M. Prabhakar Rao Chief Executive, GreenTek Indika
O&M costs of Green Homes are far lower when compared with those of the Conventional ones, in the following specific areas: The most tangible benefits are the reduction in water and energy consumption right from day of occupancy. The water savings could range from 30 – 50 % and energy savings around 20 – 30%. Extensive usage of Energy Efficient Homes Design, Systems & Equipments, lowers the overall Electricity bills; Permanent Ground-Water is insured as a result of the near 100% water harvesting and less non-process water is consumed – in a Green Homes - on account of usage of Water Efficient Systems and Water Recycling & Re-use; Green Homes, further, ensure ample Day-Light, resulting in avoidance of usage of artificial lighting during Day-Time, so reducing the Lighting bill. Thus, Green Homes pay-back for themselves, unlike the conventional Homes – which incur heavy O&M costs during their life-cycle; Continual Exposure to Ample Day-Light, Fresh Ventilation & Surrounded by the Green Environs results in perpetual Positive Mood & Perennial Pleasant Dispositions and thus high-levels of familial bliss. Certified Green Homes bring ‘Prestige’ as "A Community Leaders’ – a dual benefit of Societal Status along with eternal familial harmony & long-lasting health; Domestic Help & Residential Complex Workers rarely feel discontinuing their association with Green Homes. And lastly but not leastly, Fetch Higher-Rentals.

To build homes in LEED model

idea posted by Bikram Kumar Ghosh SBU/Profit Center Head, Simplex infrastructures Ltd.

The equipments and tools to upgrade the buildings to LEED model are already subsidised and one has to drive home the long term cost benefits and reduce in maintenance and operational cost to entice the common man to build green homes n the LEED model. Moreover now a days no one builds a house but buys a flat or recidential accomodation from a builder or promoter. There are so many sops are available for the builders to introduce energy saving measures in the building construction and usage. Ultimately the economics speak

Green Building ecosystem is key

idea posted by Inder Monga Partner/Principal/VP, Green Excel Inc.

I like all the ideas posted so far. LEED for homes is a standard by USGBC (rating system: http://www.usgbc.org/ShowFile.aspx?DocumentID=3638). Now not a lot of people can invest in all the credits and build a LEED certified home. So few things are needed:

1. Availability of green materials - local materials need to be given due importance through tax-incentives/breaks by the state/central government.

2. Awareness of green and sustainable building benefits: There are other significant benefits to green buildings other than just energy savings or helping climate change. It has been proven through multiple studies that children do much better in studies in buildings with good daylighting rather than in buildings without good views with other factors being the same. Productivity, health improves dramatically as well.

3. Professionals trained to recommend green/sustainable products: we need the plumbers, painters etc, recommending green / sustainable materials when consulted. Cost can only be overcome if the benefits overweigh them - the professionals need to train themselves to present the benefits of green/sustainable homes.

AWARENESS...........

idea posted by Anjali Bhatia Construction-Heavy, Sobha Developers

To make people aware about the positive side of Green building is the only way we can do it. As Pragyaji said, we have to to make people aware about this and as Mr.Chawla said Media is the weapon for this task, I also support that point. We should make people more and more aware by the help of Media.....
