I think if maintenance organisation want to become world class organisation, they must develop a highly disciplined and committed plan of action. Once they develop a plan of action for a change it should be agreed and reviewed by top management. After getting approval from maintenance department, they must make changes and implement the plan as rapidly as possible. Some will resist for a change ,but it is important to make changes for the success. |

I firmly think that the idea is unique to have such classy part of an organisation. I had been working in this field since last 19-20 Yrs. The philiosophy maintenance goes like this as per me Prevention is key to our success. Rather keep saying that shall build up a worldclass maintenance org. will not become in a day or 2.
It needs correct planning, procedures, finance & the customer base.
In every co. they see there fiscal issues and financial figures. Maintenance can really contribute still sticking to the service standards. As the organisation should be conveyed to achieve the best target is with best eqpt only. However, any good thing is always costly becasue of its quality it inhereints & work it delivers as per standars set.
- For any industery maintenance department is its life line and the ability of the maintenance head to run it on ZERO breakdown using latest maintenance techniques based on the current planning and the way the company employes correct talanted techenicians with basic remedial ability/immedate solution to the exact needs without touching the spareparts shop for the time being,
- The way the head of maintenace study the machinery,plans for its most critical electric,electronic parts which ask for repair replacement irespective to the manufacturers assurence based on the current diffect staus based on periodic maintenance/breakdowns and feed back from good and reliable techenical experts and timely shutdown.
- The desired spare parts if it arrives on late days, based on your expertise the plant can be run to certain extend with minor modification untill the same arrives,based on your condition based maintenance,
- after 3 to 4 years of successful life of any plant/machinery it has to go under a total condition monitoring by an expert and as per the experts recomendation schedule it for repair if needed to avoid major expenses,down time and related losses,
- As a step to quality and world class maintenace product information is the main subject and spend on recommendations by the manufacturer and not to save money on the most desired replacements of parts,driving force mediums and other constituents.

The realisation for the need of a world class maintenance department should be felt by the top management and relevent people down the line should be asked to come up with their ideas to achieve the same.
Though maintenance department is not directly linked with external factors like marketing and finance nevertheless it has an impact which can only be analysed by people having the right foresight.
For example if i fix it right the first time on time it would not hamper by operations and my product quality and plant efficiency would automatically increase thereby resulting in increase of sales,quality and also customer retention.
It involves a complex process of effective utilisation of plant capacity by choosing the right man for the right job, even distribution of work load, assigning of responsibilities, work scheduling and control and management of the work force.
To implement it the attitude and skill level has to be above average.I say that 95 perc is attitude and 5 perc is skill at job. If one has got the right attitude one can easily develop his skill within a short span of time. But its definitely not the reverse.
Also one must rigidly follow the maintenance schedule and the process and its sub-process without any short cuts to maintain accuracy as maintenance must withstand the test of time. Just by blindly following a Total Maintenance Plan will not do.There has to be a check and control with the Q.C. Dept playing a major role in certification and rejection.
Any premature failure must be analysed with the utmost urgency and the root cause analysis arrived at must be passed to the R & D and Testing Dept through proper Field Reports.
Similarly the Technical Service Bulletins from the manufacturing plant must be adhered to at all costs and necessary changes be carried out as soon as possible.
The motto is Minimum Down Time other than Periodic Maintenance Services(PMS)

Unfortunately maintenance as a concept is mis- represented and mis- understood in most developed countries. In developed countries this is coined as " Asset care" which is more appropriate. The difference is what would be between "Health check up" and "Medication". The terms it self are and positive and negative. Most of the firms have a mind set up of considering as Maintenance department as ca cost drain and could not come to terms as " Good cost" as against other costs as marketing, sales, distribution etc. Result and cause are not visibly related and measured. Most importantly the time lag is huge. In developed countries, mostly the maintenance is replacement on a regular time intervals and takes precedence over production targets which is exactly being compromised in Most importantly the 'cost of opportunity lost" Vs cost incurred on the machine in a time duration of 5-6 years also to be considered. |

If Maintenance organisation want to become world class, it must change the way of operation by imparting the technical training on all the equipments and modern technologies on daily busin Maintenance department has always been an ignored by and large by most of the corporates either by the very reason that it is internal or becuase it is not directly connected to external environment unlike marketing or finance. . It corporates so many things like skill levels, right spare part and right method. |

If Maintenance organisation want to become world class, it must change the way that departments conduct their daily business. It has to shift to technology. But to sustain change the organizational and technological shift should occur at the same time and not one after another.

Dear Mr Abhijeet,
Talking about technology i guess the maintenance department can be involved when we decide on what sort of Equipment to procure.One should always prefer to go for an equipment which required less maintenance has got the ability to self diagnoise and is interactive. This makes the maintenance job easy and reduces the scope of maintenance too.

TPM is the answer for it. Otherthan it, design out maintenance always gives a better life to equipments. |

World class maintenance organisation !!!!!!!!!!! Why we do maintenance. To have consistant operation for production. Now evrything is in terms on earning and money. There is a major shift in mind set of top organisation in few sectors, esp. in cement. Top managemant want to produce as much as they can. It is very sipmle that if you want a week stoppage for maintenance and the loss due to loss of production is higher than this, no body will care about maintenance. They will throw the old component and replace it with new. So to have world class maintenance we need to look into following: 1. To have s system where we can check the things without affecting production e,g. condition base monitring etc. So that planning to be made and accordingly the job can be done with minimum time. 2. We must change the mind set of top management from production oriented to the totality which includes schedule inspection and corrective actions. 3. The voice of maintnance head should be strong enough so that it can not be overlooked. 4. Above all, bring cahnge change in technology in such a way that it will have minimum resistant to accept the change. The concern person shhould be buy in first before going to implement any new technology. 5. Simple system to analyse and monitor the failurs. it should be automated one so that the data will not have any subjective interpretation. |

Presently I am practicing predictive and condition based maintenance with planned way which has given good results that i started checking periodicaly vibration, temperatures, NDT test where ever necessary which has given very good results which may help in to build up world class maintenance practicess.

To build a world class maintenance organiosation , one must not ignore the other fucntions like operations, finance , purchase,people who can make thsi happen.Maintenance is best when it is driven by system rather than be people.Unfortunately we dont have a measurable parameters, standards across sectors anc ompanies measure the efficacy of the same where as we have the same for marketing, finance and operations. Though Operations give an indictaion of efficacy of maintenance it does not really give a true picture. There have been some measures like MTBF,OEE, Availability rate etc but the quetions remains if ' maintenance is being done more than waht is required or done less". It corporates so many things like skill levels, right spare part and right method.

I don't think that. We have examples like Ratan TATA who develops the whole area where he sets up any of his factories and even gives pensions to its employees. Also takes care of their families. Aren't they true nationalists? |
