As everyone knows about the importance of Lean thinking in the Construction process as customers are frustrated with poor quality, confrontation, excessive change orders in quantity, scheduling delays and litigation.  I would like to know how to implement Lean Construction effectively.....

Please share your experiences. Thanks !!!

Certified Skilled Labour.

idea posted by H K Prabhakar Project Management & Recruitments

In construction industry, there is very little effort so far to train and certify workers at the worker level and supervisory level.

Any unskilled worker who has been a helper or assistant to a skilled worker for a few months or days, claims himself to be a good skilled worker. And when they gain entry to the work force, they play havoc with quality as well as output. The work suffers, along with the reputation of the builder. Lot of bad blood is created between the builder/contractor and the client.

Large companies in the field of construction will do a great service to the industry if they plan systematic training to staff at the lowest level.

Some work has been initiated in this field by India Chapter of American Concrete Institute towards training and certification. This needs to be augmented.

I know L&T Ecc practices the Skill upgradation thru skill training institutes. But the problem is return on those effort is miniscule as business proposition apart from maintaining Corporate Social responsibility.Construction Echo system is seeking synchronised proces in Randomness . One of this randomness is labor thru SUbcontractor. And subcontractor performance appraisal is Bad ideas to project owners.

It is true that ultimately workers to do the job. Stick to your methods and reanalyse it with the available skills with you or reduce the dependency of skille worker thru automation or mechanization.

I don't know whether certified skilled labor would be available in a mass but it is possible to sort out "best from the Que" labors who will deliver good job indeed. but proper supervision is mandatory in any respect.

Industrial Engineering Approach

idea posted by M.L.Suryaprakash Regional Director, National Productivity Council

Industrial Engineering is the foundation on which Lean Manufacturing techniques were built in the Auto industry. It would be worthwhile to imbibe the basic concepts of IE for construction engineers. Concepts such as Time & motion study, process reengineering, value engineering, value stream mapping, life cycle costing etc. Being a Civil Engineer with PG qualification in Industrial Engineering and extensive experience in all types of manufacturing indutries, i dont find anything different in construction industry that IE principles can't be applied.

I fully support your line of thinking. In fact these are the needs of the hour. The magnitude of construction activity is so large that even a small percenatage of saving will lead to huge total savings in terms of money.

Perhaps NPC can show the way, and lead.

Develop a Virtual Model early

idea posted by Krishna Kadam Construction-Heavy, DLF
I feel to implement lean construction it is important to develop a virtual model early and using it throughout the life of the project. Systems could be easily coordinated. Furthermore, one could design and detail their work while finding opportunities for standardization and offsite prefabrication. Using relatively detailed design information, combined with the promise of reliable construction scheduling, and visualizing detailed logistical planning, one could plan to bring in even larger assemblies. During real implementation, this will avoid collisions and field modifications, resulting in a significant reduction in onsite labor hours. Currently Building Information Modeling (BIM) technology (3D model)  is used by many contractors which enables lean construction delivery by integrating and coordinating the architectural design and trade-specific design details. This will help you to monitor the entire process & eliminate waste.....

Agree with Krishna completely. Way to Lean Construction is Lean BIM from start to end .

yes krishna even i feel the first step in eliminating waste is to understand the initial conditions. I accept that idea....

An interesting presentation on Lean Construction. Have a look at it....

Lean Design

idea posted by M.L.Suryaprakash Regional Director, National Productivity Council

Lean design is the best starting point for Lean Construction. Reducing waste in all phases of project life cycle depends to a large extent on the quality of design. Value engineering at design stage can increase use value at minimum cost. Problems of constructability, operability and maintainability can be foreseen during value engineering leading to Lean design. Modular concepts in design can also reduce construction waste as well improve construction productivity. Design for manufacturability, design for reliability and design for maintainability are widely used concepts in manufacturing sector. Design engineers and Architects can react on the feasibility of using these concepts in construction under the umbrella of Lean design.

yes I agree with the views given...just to add a proper knowledge must be given to the employees about the lean management so that the wastage is reduced and productivity is maximized....after all the output is to get surplus profits...

Hi,

In my opinion, the best way to try lean concepts is to apply them in a project. We are currently providing lean consulting services at a project and are writing about our experiences.  If interested, please read athttp://www.nadhi.in/2010/05/from-the-trenches-despatch-ii/

Weekly Work Plans and Last Palnner System

idea posted by Ankit Bhatla B.Tech/B.E. student, Indian Institute Of Technology (IIT), Guwahati

Construction industry in India merely revolves around contracts and more contracts. The association of owners and contractors is limited to contracts and there is no focus on the values of the project.

It is high time that we Indians realize the importance of lean construction and start implementing its tools. It has been established that most of the project faliures occur because of improper planning. We invest too heavily in planning the project first and we lack alternative approaches which we may require during the execution. All construction projects are unique and then how can we use their data to plan the project comprehensively at the beginning?

Western world has taken to lean construction in a big way and is reaping its rewards. We need to implement the Last Planner System and start focussing on the entire construction process rather than only the activities. To successfully reduce cost and increase efficiency the wastes of construction process must be done away with. Comprehensive weekly plans should be developed taking inputs from the last planners (those who will actually execute the project). Failures to stick to the weekly work plans should be investigated and thus they will be prevented in the future.

once a person is selected for any company especially in construction, they will assign him a job and he /she hase to follow and obay the system ,if the syestem is effective, accountabilty or not but we should follow becz my bose have privioues 20 of experince , there should not be any one who can listen the ideas, new creativities and lackness in company, look all of you do u know what is the meaning of productivity , it is the system which we need to ensure wheather this id good for the company growth or not, look at managment contrl system in projects , look at quality control system, look at bonus system of labours, look at commercial system weather we have budget rates if so what will be the target rates for all of our sites ,make a commen list for comapany of rates as per the shedule and change the whole system just see the diffrence, DONT BELAME ON LABOURS/FM/SITE ENGINNER CHECK THE SYSTEM WHERE YOU ARE LACKING.I WILL BE VERY HAPPY IF YOU NEED MORE INFORMATION REGADING HOW YOU GROW THE COMAPNY AS PER PRODUCTIONA AND EFFECTIVE WORK ...

Focus on Supply Chain

idea posted by Venkatesh M Warehouse Manager, Larsen and Toubro
In my view, to achieve Lean Construction it is essential that we work closely with the client in order to deliver a product that meets their needs. One should focus on delivering value by addressing the lowest total cost as opposed to being driven by price and to do this it is necessary to focus on processes that can be improved and remove all those elements that do not add value. We should take care of all elements of the supply chain & do right amendments there & also form much closer relationships with suppliers than what has been typical of the industry norms because every part of the supply chain has a part to play in the delivery of a project.....
