Do at least the minimum to make the house look good by Painting and Covering up any dark spots (Depends on the expected price of the property). Plaster and repair leaky walls and ceilings. Dispose all old and out of place furniture. Pack off old and unappealing objects and pictures (mainly of self and family. remember, it may only appeal to you and not the buyer). Keep cluttered places like the loft, etc, covered. Make sure that pests (like ants, flies, mosquitoes, lizards, etc.) are taken care of. Fix all leaky faucets, pipes, etc., and maintain clean bathrooms and kitchen. Don't litter objects like cloths, toys, etc., when there is a site inspection. Make sure that there is good running water during the site inspection. Do perfume (must be soothing and not nauseating) the entire house during site inspection since a good odor creates a good impression. Make sure your prospects drive through a good locality to reach your house. Also, ask them to come over during non-peak hours and through non-traffic routes. Driving in traffic not only creates a bad initial impression but also makes the prospect edgy by the time he arrives. Enquire and find out the correct price for properties in the same location and you quote a realistic market price. You may maintain a small margin which can be used during the final negotiation. If you quote a fancy price it might take a very long time to sell the property. Keep all the documents pertaining to the property neatly and in order. Pay up all your dues and taxes up to date. If living in an independent house, make sure the outer areas are clean and the grass is not overgrown. Clean up the terrace area. You don’t have to bother much about the painting, cleaning, etc., if the prospective buyer is a builder. Since they are going to demolish the building to build apartments, they are not bothered about these. If the prospective buyer is an end user, then all the cleaning, painting, etc., helps a lot. If living in an apartment, make sure the common areas at least leading to your house is neat and clean. Pay extra to your maid to clean it regularly till the house is sold. People go by the total maintenance of the building rather than the flat itself. It shows the status and character of the residents. Hence, if you are living in an apartment where it is maintained neat and clean, then consider yourselves very lucky. If it is not maintained, it gives the impression of a very weak association and uncooperative residents. Remember, 99.9% of the prospects would not tell you what is wrong and why they did not buy. You may never meet him again after the site inspection and may only be able to speak to him over phone. During these telephonic conversations, it is near impossible to convince a prospect. It is during the time of site visit that the emotional decision “I want to buy this house” (or not) is made. Rest is up to the commercials (economics) of the transaction. Hence, it would be very wise to make a very good first impression during the site inspection itself. |

Pack up those personal photographs and family heirlooms. Buyers can't see past personal artefacts, and you don't want them to be distracted. You want buyers to imagine their own photos on the walls, and they can't do that if yours are there! You don't want to make any buyer ask, "I wonder what kind of people live in this home?" You want buyers to say, "I can see myself living here." |

The first impression is the space which gives the impression of cleanliness and objectivity.The buyers need a house where he can ensconce.The positive energy which your house emit will go a long way for quicker acceptance. |

Put together one complete set of all documentation that the buyer would need. Then proactively get a legal opinion on the property. Put all this together in a single folder and give copies to sincerely potential buyers. Prepare the property for the sale....get it cleaned up - particularly the garden if it has one - if you can afford it get it white washed. It may look like a spending ore money but the price will go up significantly if the property looks good. If there are any serious negatives on the property, be prepared with good answers - truthful ones. |

What happened with you is not the case everywhere and always. It is bad at the part of Bankers there. It should not take that much of time. This is unacceptable.. |
Mr. Srinivas has explained the whole thing very precisely. To bring inflation under control there are still many things to be done. But perhaps it is not possible for them to do all this. |
