I feel Payment Terms is the most vital of all..

Details such as the Stages of Payment, Credit duration, Mode of Payments, Supporting documentations needed, requirement of Bank Guarantees, LD applicability.. etc

The Sub contractors are the ones who actualy does the work. The expertise of the successful Company is the one how best it can get the work from them and manage them and take them along.

It shall be of great information if we can know the information on How the Big construction companies like L&T, HCC, JP deal with them. The Practices and Best practices they follow. Whether the terms are win win , or win, loose or I win , you Just sustain.

If some one can share the information, it will be of considerable help for others.

The Subcontracting is core activity of flagging the project.The terms and conditions agreed upon must be adhered to strictly verbatim.

I agree to Mr. Mohd Bakhsh,

Binding the Subcontractor to the Policy & Vision & safety standards of the Main contractor ( may be a Govt or MNC) is mandatory. Else, the main contractor can not achieve the expected standard and quality of work as his business is doing in the field TO ESTABLISH IT'S REPUTATION & MAINTAIN THE CORE VALUE OF IT.

Financial terms & condition does play a role at the stage of quantity surveying & estimation and accordingly documented .

Fundaments to creating assets are exchange of activities or expertise on payment.The payment is one of the component,but not the whole unit,so for smooth transaction,every one involved have to move from whole unit to part unit.

Hi nithin, good idea contest.

I think by recognition and by building  good relationship we can manage the subcontractors. because this will motivate them to produce more output and they will do the work given to them whole heartedly.

I agree with nithin, because if the relationship between the contractor ans sub contractor is good there will not be any problem but if the sub contractor is a fraud there should be a strict documented terms and conditions about the payments and stages of payments etc

Never fiddle directly with Sub-contractor. Dealing with sub-contractor should be domain of the main contractor.

Yes, in the contract with the main contractor, clause should be added that 1.Contractor will appoint a sub-contractor after due approval of the owner. 2. Performance of the sub-contractor will be total responsibility of the contractor for its performance and, on lapses on this part, owner will have the right to step into to correct at the cost of the Contractor, after contractor fails to correct the execution by the sub-contractor..

Managing subcontractors' risk

“When we won the nextstep contract our first challenge was to grow the capacity of our network to match the needs of the new contract. For this we needed a sensitive and detailed risk management strategy. It showed us very quickly what needed to be done, so we could focus development and support on areas where subcontractors really needed help. It also helped subcontractors focus on what they needed to do - often they were surprised at the simplicity of what was needed to improve their outcomes. The main difficulties of the process are that it is time intensive, and that it does rely on all other audits and surveys being in place. Having said that, I don't know what we would have done without it.”

Criteria for acceptance of work

It must be very clearly mentioned that when his work will be considered as acceptable and that then only the payment will be made. The conditions can be passing certain tests, inspection by the client, paid by the client etc.

Approval of sub contractors by client

It should be clearly mentioned in the GCC of the main contractor that they need to submit the profile of the sub contractors for review and approval by the client before appointing any sub contractor. This shall help in knowing the sub contractors capabilitie, past executed projects, previous experience of similar project, resource availability Finacial capacity etc. We should also in GCC that if the sub contractor fails to provide / abide by the required safety and Quality standards depicted in the contractor, the main contractor is soley responsible to substitute from his pocket.If these are met we can
