Following reasons give good impact on construction delay: 1. Improper & delayed planning. 2. Untimely change in technical submittals by End Client, after having LOI/PO release. Further delay in finalization for fresh tech. submittals. 3. Non finalization of claws and further ammendments in working strategy. 4. Delayed mobilization of man power & machinery. 5. Delayed release of fund. 6. Unscheduled procurement of material without having time frame. 7. Non sticking to Work Progress Chart. |

Sudden implecations of Govt. rules over inter-state mobility of construction materials i.e. VAT, CST etc. also hampers timely dispatch of materials to the site and due course construction delays.
Sudden hike in price of raw materials used in construction also hampers the progress of construction as the budget gets shakkened.

According to me one of the major causes for construction delay is the inspections which require careful planning and time allocation. Inspections such as from the water board, electricity board and the municipal corporation and many more of such inspections are there. Calling for them before the project or when it is ready, and calling for them too late or even failing them can all cause delays. And if these things happen it takes lot of time and is a major cause for delays!!!!

I agree with abhik on this issue one of the major delays is inspections, and if there is any problem with the inspection it takes lot of time to get hold of the officers to resolve the issue and all the work gets stalled due to one incident and this is time consuming and you just have to pay the workers that day even if they have no work to do....

Every construction and its contractor knows that once a project begins to take shape, the client tend to visualize his own ideas and will request changes. And, given that the customer is the paying, he or she can make changes, whether they can understands the consequences, and this is also a major reason for delays in construction, where you have to change plans, designs etc....

This is time consuming, when you think every thing is going right, the clients come and tell we need a small change in the plan and design, this causes a lot of time waste where again a new design should be done and the project just gets stop sign!! there for the moment which is another cause in the delays.

"Weather people" are not able to predict properly the weather for tommorow, how can a common man know how would be the weather condition for the days ahead. One standard key is always to give that extra time for the project timeline. How much and where in the schedule you build this depends on the nature of your project and the area of the country in which you are working. So this is a major cause for the construction delays.. For any constructions / project all, the seasonal /climatic conditions are already presumed and hence it could not be counted untill and unless any thing goes very bad naturally.

If the windows that you ordered right on schedule don’t arrive on time because of unforeseen problems at the supplier’s level or there may be transportation strike for that matter or any other reason, and the electricians can’t start on time. Windows, cabinets, home appliances, and special-order items are common sources of delays. A late in transportation of even one item can throw off contractor's schedules. So i guess this is a major area of concern!!!!! |

As such there is so much transportation strikes happening due to rise in fuel prices and installation of speed governors for the heavy vehicles, so for some reason if there is a delay in the construction materials to reach you can't go ahead with the construction.
So this is one major problem for the delay ppl......

Construction Delays begin long before the site works actually commence. Many asspects are being overlooked and taken for granted. We have to revert back to the old school of construction methods while embracing new ideas. Old school would be the careful planning of each line item or task with a realistic time line. Each line item equates to sequential productive manhours that has to be expended which becomes the base line for schedule completion. As you know there are many other imposing issues that become the mile stones for how you can progressively attain progress such as the deliverables of equipment and materials. In most cases people build schedules and then try to aquire the materials to fit the schedule. That in my mind is backwards buisness.Starting a project too early or too late cases the same result in a schedule driven completion. It boils down to building the project on a realistic schedule before commiting to a completion date. If the clients date can not be met it needs to be stated before you begin and why it can not be met. Running over budget is caused by many things as well, one would be under bidding the works just to get the contract or from the client side estimating a new project off of a past project. I think one of the biggest issues is not managing the project from the project. Generaly people will work if you give them a safe and organised place to work with a specific direction. People build jobs on time and under budget. How!!! with proper management skills and developing a team ownership of the project. If you start late you have to have a recovery plan if you start early you have to have a contingency plan in place to cover the material or equipment deliveries. Cost and schedule over-runs come from the simplest of things like revisions and redo's. Fast track engineering causes the revisions and poor feild management causes the redo's. eliminate the redo's with continual feild survaliance and half the battle is won. Recovery plans for engineering changes. dont use the available scheduled manhours for revision changes. apply and add manhours to cover the changes. The answer is go back to the 6 P"s Proper planning prevents piss poor perfomance |

Lack of scope clarity in the project leads to various ambiguities which inturn affect project completion. If there is no scope clarity then there is no consensus on the deliverable to be produced between owner and contractor. In such cases the deliverables never get signed off or formally accepted by the owner leading to delay and over staying in projects. Hence Lack of Scope clarity and Absence of Formal Acceptance of Deliverables go Hand in Hand to delay completion of Project Closeout Phase. |

This is the one of reson behind delay the projct. Always changing decision, as per client requirement or some other resons, make decisin on 11 th hour which take time for the execution of the work. so it will delay |

The cause of construction delay is the work get delay with out proper drawing and too much changes in drawing wich effect theconstruction work very badely to comlete the project. The another cause is without prpoer planing and monetring the project. |

Delay in construction is nothing but a game of builders mind.They delay just because they dont bother for the harrassment which the buyers bear,utilise their money in their other building sectors.they are just too much greedy of money and not at all bothered for their clients. There greed for money boost them to invest money of one project in other new project so that they can make more money. If a builder finish one project in time than there wont be any failure in any construction business. One should think how a construction business can fail at all as the builder gets full amount of money in terms of down payment and EMI.Its a flowing river of money for the builder.Where is the question of failure.Builder dont have to pay a single penny of any raw material or labor cost from his pocket.All he is getting flowing from the pockets of the innocent clients. If the builders and land owners along with banks become sincere in real sense than I dont feel there will be any hassel in construction business. |

Constructiion delays may be taken as failure in planning and mobilisation of men & manpower in time. while planning the project we should consider resources we have. as per my experience I found any project will delay in finishing items and short supply of fixtures. |

I think one of the problems facing contractors today is not knowing where the equipment and tools are and keeing them maintained. We use a simple program called checkmate by click2barcode that keeps track of all our equipment and alerts us if they need service.

Even after finalisation of most of thr materials in BOQ decission from managment for procuring material / finalisation of vendors / bargaining etc. delays the construction/project. So it is advisable to have system of weekly meetings for above.

in the initial phase everybody is in a hurry to show off his capabilities and to try to drive the project. as a result due time for analysis of setting the project milestones is of overlooked and just to make the project more attractive to the client the timelines are crashed in the initial phase itself. when the project actually goes in for execution stage, then it becomes more difficult to handle already crashed timelines.the tatget set is not achievable and constantly shows delays on the progress chart. therefore it becomes very necessary to set attainable goals which can be achieved in a real time. |

Acording to me selection of contractor is a key factor for any project. Every client wants to do their projects in very cheap rates. It has been seen that in most of the cases client goes with the lowest quot without investigating contractor's previous record & it's work load. When the construction industry was booming at that time most of the reputed contractors were over loaded & they were faced manpower crisis & ultimately it affects on project duration & project delays. Now days due to recession & cost cutting many client's has started to hire low profile , small & cheapest contractors - who are not able to deliver you on time. |

Some times a design change due to non availability of matirials ( perticular section of reinforcement steel or structural steel, particular brand building material) will leads to delay in the construction. |

As per my experience in DMRC Projects all these ideas mentioned here is not a cause for delay for construction projects. If the Clients attitude and contract conditions ask you for the proress at site with proper day to day monitoring every projects could be completed before time. In DMRC Projects the minimum fine for delay happens to be 1.5 Lakh Rupees per day and the clients are ready to do any favour for the progress at site. such attitude should be there from clients which will defenitely give positive results. |

Construction delay depending on different factors. Any factor failures construction would be delayed. Each factor depending on some other factor. Proper management, Proper planing and scheduling, proper allocation of manpower and machinery, and Proper execution talent. Thease are all factors. Each factor depends other factor. Let us assume thease are all perfect some other factor is Teachnical delays. Technical delay depending on opposite person means Employer. The Employer should give all details in time. Immediate approval of drawings. Immediate decision taking capacity. Thease are all interlinked. One factor fails succeeding activity fall down. |
