Builders should keep the following things in mind while building homes: 1. Following GREEN building norms helps the occupants in the long run. Viz. Rain water harvesting, Energy efficient LED light fittings with Solar panels in common areas. Large windows bring in lot of day light and help natural cross ventilation. This reduces the hours of use of artificial lighting and air conditioning. South side windows need large large cantilevered chajjjas to prevent direct heat intake within the homes. 2. Bathroom floors and walls should have joint free cladding for easy maintainance, Same applies for general flooring in the entire project 3. Hot water geysers should backed up by solar energy and wind mill common to the society. 4. Design to help the aged and the handicapped. How can you ignore them? We all are going to age one day, remember that! Ramps, hand rails, etc. go a long way. 5. Man is a natural being. We all love Nature. Nature helps us in innumerable ways. Make sure you have green spaces designed and built within the premises. These areas help us to recharge ground water too. It reduces our temperature at micro level too. It absorbs pollution to some extent. Do not cut trees while building. Design around it. 6. South & west facing walls and terrace floors should be well insulated. It saves a lot of energy used in air conditioning 7. Terrace should be preplanned to have garden and lawns. It not only acts as natural insulator but also increases our leisure spaces. 8. It would be stupid to use dark colours to paint our external walls, especially the south and west ones where maximum sunlight falls directly. This will increase heat absorbtion. We all know that. But some societies somehow end up doing that! 9. Glow signages should be compulsary to direct people to safety in case of emergency. 10. Fire fighting equipment should be compulsary in all buildings. Human life should be of utmost importance. This is what we need to learn from the west.

Rightly said by Mr.Mahindra, keep in mind whhat all he has putforth, and I will add one more point...Keep everything as much as simple and try not to make it complicated.....by keeping it simple I do not mean not to make it aesthetical,a building must have good aesthetical looks.But my focuxs is on functionallity of the plans,necessity of provisions in the plan....the inter relation of the units within....the elevation features (nature is so beautiful....show mw one element in nature which is provided where it is not required).so adding aesthetical elements where not required just for sake of beautification is a negative element for green building.

According to me, Don't try to save money on the lot,Discuss this important thing with your customer, when they are getting a lot with a good locality where there is no water and electricity problem, so even if the Price is bit high go for it smartly with the help of customers, good lot comes for a price right?? Discuss these things first, So saving money on this criteria is not a wise choice according to me, by doing this they will end up in not so good locality and where there is all sorts of problem, and even you feel let down, do your research and survey the locality where they want to buy and then take the next step...

This has to be high on the list of regrets for many constructors. It is so hard to visualize all of the areas where you will have future electrical needs. It is important to go through the seasons, reviewing how all areas of home which will be used. Will a bedroom someday become a future office? who knows, TV/Internet locations, Plasma TV wall outlets, ceiling speakers, believe it guys the speaker that you don't put in will be the one you regret, correct location for main audio equipment, present and future wiring for speakers in the current and future media rooms. So this is also one of the main mistakes that constructors make and later whine about it, so get your team of construction and discuss with them properly on the needs for the home. So this is one area where most of the Construction people go wrong!! believe me...... |

Within your building plan, you must design and designate some areas of unique opportunities. This will make your customers more happy, because more so often your customer will be thinking that you will be building him a real dream house for that matter, even though it costs more, you have to think in this way. The additional cost for a Tray Ceiling, Niche, Barrel Ceiling, Dome Ceiling, Unique Drywall Spaces, Dramatic Dining Room, or Grand Columned Entry Way, are minimal for what they can add to the total market value of their home.

I guess this is the most important of them all. Everything in the building process will revolve around the target budget they have in place for their new home. But almost everyday, they will be confronted with new cost overrun decisions. Some of these can be challenging to make. Determine which items are high priority and which are low on their wish list. Everything is more expensive in the future, after you have built. Keep in mind these words ...If you truly wish for their home, not to be like every other home in their area, then you must designate some of the budget for "The Wow Effect". This truly makes a home special for that matter, Believe me later they will not regret why they spent so much after hearing all those good comments on their house. |
