Cost is definitely one of the most common misconceptions that people would have when they think of building in regards to the LEED guidelines, however the truth is it will only be a 10-15% increased cost in the construction. By explaining the advantage of how the costs can be made up by the reduced cost of operating such buildings we can address this concern |

With the availability of requisite building materials, it was reported in the Green Building Congress 2009 at Hyderabad that the actual cost of a LEED Platinum building need not cost more than 5-6% over a tradional building. Hence a LEED Gold/ Silver/ Certified Building must cost lesser.
Tax incentives provided by some State Govt. (eg. Andhra Pradesh) and the differrential interest rates on home loans provided by banks like SBI makes Green Homes an attractive option.
We also need to consider the Life Cycle cost (O&M) costs as well as increased Productivity levels of the Green Buildings.
One of the foremost things I believe we would see different in India as compared to the US model would be that the construction material available would be different.

The prime concern is to have and promote Green Buildings irrespective of the certification adopted. Yes LEED as developed USGBC would naturally would have features meant for US clients. However evolution process is in place and Indian Green Building Council (IGBC) has gone a long way in developing guidelines / and advocating modifications that suit Indian requirements/ conditions. IGBC has taken initiative in developing standards for Green Factories, Green Homes and in the process of developing the ones for Green Cities/ Townships.
Excatly correct. we have to initiate and improve upon a system with some regulations involved so that a small percentage of what goes into the building should have contributed to making world green
The regulation workd like now rain water harvesting system is a must in chennai for all houses being built
so for issuing the licence to plan,build and for completion certificates if the builder has used a fixed percentage of the possible list of green items/ideas circulated then allow to proceed
this way indirectly people start looking thru the list discussing why whay where how etc and the awareness also increases,gradually it will fall into place
so instead of LEED/or XYZ certfication,for indian psycology we have to provide suitable system

One more misconception about LEED buildings is that only products that are LEED certified may be used on a LEED project. This is not right. Actually, only buildings are certified by the USGBC, not people, products or materials. Materials may, however, have to meet specific requirements to earn LEED credits. |

But this would certainly increase the construction cost as most LEEd certified goods are to be imported which no common man can afford . Instead use of locally available material which are environment friendly would help to achieve in lots of energy savings. Ar. Laurie baker did this experiment quit earlier in Kerala & Himalchal pradesh even before this concept of LEED certification was born.
