Buying a new house is a tricky thing, as we will be not knowing anything about the house, I mean how it was built, and what sort of materials was used, if you are building it then we can make sure everything is going right, but when we are buying a already built one or getting it from a builder or even going for a new apartment home then what are the Top 10 things to look for while buying a new house??

First have a look at the structure

From a reasonably distant vantage point, look at the house. Do the walls appear to be plumb and flat? From inside, are any walls bowed or not square at corners? When you jump in the middle of the living room floor, does it flex or feel solid?

New homes can be just as problematic as old ones. In fact, because they haven’t been tested by years of use and abuse, they can be filled with problems, especially if the builder used any shoddy practices. Hiring a qualified house inspector before you buy is a major hedge against very expensive surprises.

when ever we buy new house first of all matters the location then structure according to your expectation , after meeting then we see water sanitation and the facilities they are providing , last but not least is really that house worth of that price and purchasing power

I want to support your views.

1) Location - It should suit to every occupant of the home. For example : Your work place should at a distance of 30/40 min drive. & kid's school strictly in the span of 4/5 kms.

2)Structure ; It should full fill your requirements & should as per std.norms.

3)Facility : Please check for the facility/specification provided by the builder.Is it needed by you or not because ultimately you have to pay for the provided facility.

4)Sanitation  & Water supply : Please check these services very carefully because water is now a days become burning issue in every city. If bore water is provided for utility then check it for it's softening process / or water purification plant.Stand by motors at Ground sump, automatic system etc.

Sanitation : Please check the drainage system such as provision of septic tank of correct design, provision of inspection chamber etc.

5)Affordability : Please do price comparison before buying the property.Don't go for elevation look as builder is charging to you only for sake of his name to be recognized by only elevation look. & please look for term of payment as it is very important in terms of interest for loan.

see all rooms orientation,location of bath/toilet,kitchen other rooms.If a house is vastu friendly. Then look into the structure,finishing,type of door windows.WATER SUPPLY SYSTEM/SANITATION SYSTEM ETC COMPLETE.

Emergency services

Look for proper allocation of spaces is done to avail of emergency service(like space to park ambulances, fire fighters etc.), make sure fire fighting equipment is in working order in the building, make sure all exits are marked properly so you know how to get out of the building in case of a fire or an emergency

surronding locality for water stagination

Its mandatory to find whether the site is a low lying area. since all sites are being filled and raised above road level water stagination may occur in approaches thereby interrupting with access movement.

Also if all the surronding areas level are higher than the site area then the condition during rainy season will be miserable

The basic amenities apart ,i will look for infrastructures within one kilometer of radius like,roads,power supplies,water supply arrangement,hospitals,education and entertainments.

I find the most important requirement has been missed by everyone in the debate.

To me, the foremost important concern is to verify the ownership of the seller and its saleable right.All other parameters should be looked into but no action should be taken for purchase unless the ownership and saleability rights are confirmed by a lawyer.By saleable rights I mean everything, from approvals from all statutory authorities for land use for residential purposes to verification whether it is mortgaged by the owner.

Second parameter is the location. More than half the value of a property is based on its location.Location again means many things.From proximity to daily service facilities( like markets, public transportation facilities, hospitals etc.) to Technical qualities of the land(whether low-lying inviting water-logging in the rainy season, susceptible to liquifaction of underground soil resulting total collapse of the building during earthquakes etc.).

All other apparent parameters discussed above come after the above two.

Water control, Roof & Details

With regard to water control check like, does the ground slope away from the base of the house? Will gutters, downspouts and drainage pipes carry excess water away from the house...or into the basement? Is there any evidence of water damage?

And when it comes to the roof check like, Is the roof new and in good shape? Does it look neat and properly applied?

And then coming to the details of the house. Do you see signs of quality workmanship in the finish details such as moldings, tile work, hardware and paint? And then if you are satisfied with other details of the structure then one can go for it, but I would suggest take a quality engineer with you to make sure everything is fine.
