Most of the builders rely on whims... ignore right ideas, right advisor, right time... resulting in paying horribly latter either in way of high maintainance, high power cosumption, high bribes, high payments etc.....AND all this yet on sacrifice of quality. If right decision taken in right time with a right advise with a right person. SINCE over all the advisers around are chamchas.....

Switch subs and suppliers for the lowest bid

Most of the home buyers shop around for the lowest price, regardless of quality or service. So work with your top subs and suppliers to negotiate better (yet still fair) prices that help keep everyone working above the break-even line.

buyers look for lowest rate in the area and now most of the builders show model flat which persues them to book since they fill they have got it at right price but clauses in agreement which they dont look and fall prey for false advt. many other good builders have to compete with such people thus builder try to reduce the cost but most of the builder make good money

improper waste management system

In Highway Construction fields, 53% of losses due to Wastage of materials.  In Buildings, 27% - 30%  of losses due to wastage of materials.  So, proper Material Management and Select Quality materials,  sothat we reduce the wastages.

Project Management Process improvement

No way a Builder wastes Money!! It could be bit embrazing to accept. But it is true. Any money spent on the project becomes an Investment and inturn it will fetch results.

We professional community should first of all accept that the Builders are wise. Any Business decision will have its own result whether it is good or bad. It depends, there are various influencing factors that has direct or indirect impact on the decision. 

Business managers are the people who can help take decisions for the Builders. We construction project management professionals should look at improving the control of project management processes in turn the project's profitability. Every process in the project management will have its impact in the deliverables i.e the out come of the project and its profitability.

Focus on all the processes right from concept to completion and support the bosses to reap the good results.

to cetain extend i agree with you. it is true that there are some builders who waste money as what all others say. Being a project management professional  accept your arugement.   You  rightly said project management professional are the people back bone to control and bring down waste or un controled spend thrift.

Be Rational

Too rich specifications makes the constructions too costly.Do it for the few NRIs.

Keep space for Golf but why to make lawns along with the possession of houses?

As it is, buyers become paupers after entering the houses.Why not make the projects more affordable first to make the people enter. If the residents later on can pool resources together, remaining luxuries will not be far off.

Why provide 100% power back-up in the beginning? Provide DG sets for the essential services while taking possession, keep provision of the same later on.

Land Dealing is Some What Uncertain Field.Land Brokers can Trap you in Difficulties. Material Supply Has a Chance of Less Supply,Bad accounting can Make the Matter Worse.

Improve Project Management Processes

No Builder wastes!!

It is bit difficult to accept. But we need to. Builders are driven by Business requirements. In any business for that matter it is the same.

In the construction industry, Builders/Developers play a vital role and they are the key stakeholders of the Indian dream of INDIA-2020.

All the decisions especially business decisions will have direct or indirect impact on the performance of the Project.  Business managers are the people to support and advice the Builders/Developers in taking appropriate business decisions. Business process management provides governance of a business's process environment to improve agility and operational performance.

Any money spent on the project is an Investment; there is no point of wasting here!!

The Project Management community has a major role of sustaining/improving the profitability by way of Project Process Management. There is no point in stating, the builder wastes at improper architecture/designs, waste of cement, steel, reconstructions, etc ,etc…………. All the so called wastes are controlled by a Project Manager, not by the Builder. If a project manager does his role effectively to suit the business requirement.

The Business Management Process Group & Project Management Process group should go in tandem. The aspects of any one of the process group will have impact on the other.

Hence If the Project Mangers monitor, control all the Project Management process effectively there is no question of waste in a project. Thanks

Not making a broad study before taking up work

There is a tendency to overlook many details at the start leaving it to " we will see when it comes" attitude and then making frantic efforts to make up by different methods. This way either you lose or the work is done cutting corners which is either way waste of somebodys money
