These are some features that would help the home buyer. I have given it in the order of preference. 1. Pricing : Builder must not profiteer 2. Clear Title & Documentation : No ambiguities. Everything clear so that the home owners don't face any legal mess in the future. 3. Maximum Space & Best design : This would make living in the home a pleasure. 4.
Pre-Laid out Association Rules : Very important to avoid post delivery
conflicts between home owners. They have to understand and agree to all
terms and conditions of the future association even before they pay the
booking cheque. These points (Association Rules and Regulations) must be
put in the sale deed itself. Helps a lot. 5.
Amenities : The builder must not give amenities that would become white
elephant in future. The amenities must be easily maintainable and
usable by all. For instance, don't give a Swimming Pool in a place which is cool for most part of the year. The home owner would unnecessary pay around 1 or 2 lakhs for a feature that he would be using for only 3 or 4 months a year. |

All rooms should have adequate natural light and ventilation, the Kitchen and the Toilets shall be spacious and well ventilated, the kitchen at least having ample natural light. The family living and circulation areas like Bedrooms, toilets and connecting corridors shall have privacy from public areas like living room, so that one does not have to go through the living room to go from one bedroom to another or to the toilet or the kitchen.

I sort of agree with Mr. Ujjval. Although it is not possible to provide for direct sunlight to each and every room due to design constraints, it definitely is possible to provide cross ventilation to maximum rooms. However, many builders would like to avoid this because it increases the cost - "It is cheaper to build a brick wall than a window" is their concept. I know this because I have worked for many developers before.

The builder normally provides 1 year warranty. However, it would be better if they could provide at least 2 years warranty on products like Plumbing, electrical products (wiring, main board, switches, etc.), civil and wood works (window, doors, etc.). After this period, they can offer extended warranty or AMC.

I will prefer a good view preferably a garden, a beautiful hill or quite lake view so that I feel close to nature.Although in cities none of these is feasible keeping in view the rows and rows of flats everywhere, but still I prefer an apartment with natural light, good ventilation in a quite place facing a garden.
