There are many things that people require in their apartments.....but there will be something which every individual would want according to their taste in their apartments, but apartments are constructed today in similar designs for all the houses which are there in that building, but with people's choices builders can learn what is that consumers really want. So what's your "must have" apartment feature??

Very difficult. The first killers of Optimum Space Utilization are the architects. They do this in order to have better design features and fancy elevations.

Big Balcony/Sit-out

idea posted by C Nijagunaradhya Planning engineer, Aarvee associates
I think today most people prefer big balconies or sit outs. Because this is like a place for any kind of utilization. Be it making a small garden or pets space or privacy chats on mobile or hosting a dinner for guests with natural breeze. In addition to spacious rooms, lifts, security, open kitchen, huge bath rooms one needs a calm place to relax...

Pricing, Title, Design, Association Rules, Good Amenities

idea posted by G A Narayan VP - Marketing, KE Housing P. Ltd.

These are some features that would help the home buyer. I have given it in the order of preference.

1. Pricing : Builder must not profiteer

2. Clear Title & Documentation : No ambiguities. Everything clear so that the home owners don't face any legal mess in the future.

3. Maximum Space & Best design : This would make living in the home a pleasure.

4. Pre-Laid out Association Rules : Very important to avoid post delivery conflicts between home owners. They have to understand and agree to all terms and conditions of the future association even before they pay the booking cheque. These points (Association Rules and Regulations) must be put in the sale deed itself. Helps a lot.

5. Amenities : The builder must not give amenities that would become white elephant in future. The amenities must be easily maintainable and usable by all. For instance, don't give a Swimming Pool in a place which is cool for most part of the year. The home owner would unnecessary pay around 1 or 2 lakhs  for a feature that he would be using for only 3 or 4 months a year.

idea posted by Basab Ghosh General Manager (Operations), Saipem India Project Ltd.
All rooms should have adequate natural light and ventilation, the Kitchen and the Toilets shall be spacious and well ventilated, the kitchen at least having ample natural light. The family living and circulation areas like Bedrooms, toilets and connecting corridors shall have privacy from public areas like living room, so that one does not have to go through the living room to go from one bedroom to another or to the toilet or the kitchen.

Controlled entry system

idea posted by Pragya Kothari Construction-Heavy, DLF

In today's times with crime rates hitting so high, in apartments where many people live under single building there should be a controlled entry system, with security checks and maintaining the data of entry and exit timings of people who come into the apartment, with this sort of controlled entry system, one can ensure that people are safe in these apartments.

Cross Vantilation & Sunlight...

I sort of agree with Mr. Ujjval. Although it is not possible to provide for direct sunlight to each and every room due to design constraints, it definitely is possible to provide cross ventilation to maximum rooms. However, many builders would like to avoid this because it increases the cost - "It is cheaper to build a brick wall than a window" is their concept. I know this because I have worked for many developers before.

Gauranteed Protection from Services

Free from Leakages from Toilets and Pipes. If this is gauranteed from the Builder We can give respect to the Builder/Top Company/Small builder

The builder normally provides 1 year warranty. However, it would be better if they could provide at least 2 years warranty on products like Plumbing, electrical products (wiring, main board, switches, etc.), civil and wood works (window, doors, etc.). After this period, they can offer extended warranty or AMC.

Must have in a apartment

idea posted by Chander Pawa Civil Engineer
I will prefer a good view preferably a garden, a beautiful hill or quite lake view so that I feel close to nature.Although in cities none of these is feasible keeping in view the rows and rows of flats everywhere, but still I prefer an apartment with natural light, good ventilation in a quite place facing a garden.
