The market prices for materials and labor are caught at a historic high. A surge in steel prices got inflation rolling in the spring of 2007. Three years later, those higher steel prices are holding firm and being joined by a host of other building materials that are posting double-digit price hikes. The effect on the entire construction industry and its clients is undeniable.

Vendors are quoting prices that are only good for a matter of hours, making it difficult to forecast where costs will go.These higher price levels appear to be permanent with strong global demand, a weak dollar, and higher energy costs all supporting a higher cost structure.


So, what should owners do to put themselves in a better position for a smooth project??

Pick a contractor with strong preconstruction services.

Preconstruction is responsible for setting costs, scheduling, and determining alternative methods
solutions. A reputable Construction Manager/General Contractor (CM/GC) will identify long-lead times associated with certain materials and plan for them accordingly so that there are no interruptions in construction.

Also, if there are materials that are about to rise in cost, your CM/GC can order early to lock in a lower price. Additionally, it is in the preconstruction phase where your schedule is reviewed to identify if a possible shortening or shifting will enable you to realize additional savings.

1. The contractor you pick must have the ability to enter in to supply agreements where he can fix the prices by guaranteeing the quantities on the project. 

2. They should have some reasonable amount of storage on site so that he can provide material and keep to planned schedule.

3. He should have a site supervisor who is very conscious of wastage and goes out of the way to prevent it.

4. The contractor must work with the oweners to collect payments on time so that points 1 and 2 can work out well.

5. In case of a contractor dealing in large projects, he should have the links to deal directly with the source of the material he needs and he must also have a go-down where he can store the amounts long term and despatch them to his sites on demand.

Many projects are set forth with an under-funded budget. You need to have accurate, real-time costs and data to properly prepare a budget for a project. Too often, budgets rely on dated or inaccurate information. This is why it helps to bring a contractor in early on.

While owners, architects and contractors all work together as a team, architects naturally have more control over design, while contractors have more control over costs. The earlier you bring all parties together, the less budget problems you will have later down the line.

One of the major problems in construction projects is the poor communication between the various stake holders and the project sponsors. Issue escalation and risk mitigation plans need to be understood and accepted as a process to expedite decisions to meet cost and time line budgets of all activities. Therefore the contractor in isolation is seldom able to help in any divergence in project schedules unless the purpose of the project is accepted and becomes a shared responsibility for all the stake holders of which the contractor is a critical link.

Cost escalation clause

If a very volatile market for component of project is expected thent cost escalation clause should be included in the contract to avoid any dispute during execution of contract.

Sound decision making

The prices will increase.No project or proposal can be shelved because of spiraling prices.The best option is to roll out the project and make it that decision making cell is stronger.This is the only Grey area where the owners must pay attention as he has to pay through his nose.
