Nowadays there are many innovation happening in the construction industry. Many strategies have been developed to cut down the cost of construction. At this present situation, What should the government do to promote affordable housing?

Special residential zones

Friends, the government should create special residential zones for the promotion of affordable housing in the city. The government should take various measures to streamline urban development by simplifying the development controls rules. The private developers had a big role to play in meeting the housing demand in the city. Public-private partnership arrangements have the potential to meet the requirement of better dwelling units for economically weaker sections.

Taxation on Real eastate industry..

If taxation system can be modified that takes care of all other related problems of affordability. It is our taxation system that is responsible for price hike. We impose tax on building materials. we impose tax on transaction. we impose tax even on transportation. We impose tax on registration. We impose tax on registration. Overall manufacturing cost will not be 40% of the overall final cost.

This is how we have our systems

Do you really think that government should do something to promote affordable housing?I don't think so.First of all  if you do a reasearch you will find that more and more people are looking for new houses in metro cities,and bigger cities where they are working.Most of peoples have their house in some other cities or in some village where there is no work or no growth opportunity for them asfar as their skill or educational skill is concerned.

So, from my point of view government should work more on providing employm ent opportunity not only in bigger citiies but also in smaller cities as well as in villages and help other private player to work for spreading employment of all types. So,we can reduce the number of migration from one place to other,so,we require less affordable housing .And that can be done by private builders also.The price will not be as much as previous because when the demand will be less the price will not be increase as compare to earlier and it will make housing affordable for the resident of a metrociy,town or village.

Good idea aqueel, I agree with you this is also one of the best way to promote affordable housing. But I don't think so this will be a solution in the short run. This will be a good solution in the long run, not only for affordable housing but for all.

Providing infrastructral facilities for low cost lands.

Govt should engage in land development facility where land cost is low.

Now a days housing rates are increasing because of land cost.

By reducing the cost of land housing become affordable. Which we can find little far from towns and cities. If proper commutability and necessary infrastucture is developed such as roads, electicity, drainage water etc., that can help in this direction.

Not only Govt. but private builders also can do this.

Affordable Housing in Partnership

Interesting idea contest sir, I think the main aim of this is to provide stimulus to economic activities through affordable housing programmes in partnership. This will immediately increase the employment generation to the urban poor, especially construction workers, where adverse impact of current economic downturn is being experienced. This will also strive to ensure equitable supply of land, shelter and services at affordable prices to all sections of society, and thereby to prevent the growth of slums in urban areas. So the government should have a partnership with the private developers in the construction of affordable houses.

Fix limit for the unit cost according to condition

Govt of India has fixed a unit cost for any housing project, but the unit cost beeing same all over india. The meterial and labour cost are different from south to north and east to west in india. Living style also differs from state to state. it is not possible to construct a house in kerala with  an amount equal to the amount which may be enough to construct a dwelling unit in bihar. So GOI should take care while fixing the cost limit to dwelling unit according to the condition of the state.

Adopt differential pricing

The units for different income groups should be pitched in at differential prices. The ones for the higher income group should finance the units for the lower income groups. Displaced inhabitants of slum redevelopments should have lower cost but qualitative constructions as their dwelling units. As long as the construction is sturdy, it doesn't matter how pricy it is in the long run.
