BIM ( Building information modelling) is gaining more importance across the world, but somewhat it has not gained wide acceptance in Indian construction scenario.

Today, more and more construction projects are ironing out many potential problems before the first shovel of dirt is actually moved. This is done through 3D, 4D, and even 5D virtual construction technology, which uses a model-based approach for providing better data on projects to increase predictability, reduce risk and, finally, reduce the number of lawyers that are required after the project is completed to determine who owes what to whom.

So, where BIM can reduce risks in construction? Share your views on this.

Reduces Communication risk

The better the tools used to communicate during a project to all parties involved will have a lesser risk. In BIM the model-based approach provides for better understanding at every stage in the process. The owners can better understand what they are getting, estimators can have a much higher chance of estimating correctly, schedule planners can receive significantly more information to make a better schedule, contractors can better understand their assignments in the context of the overall project, and laborers on the site, who often cannot read drawings, can quickly understand the task at hand when it is described in a model. Now models are being brought to the construction site to ensure that the communication risk is dramatically reduced.

There are many uses of BIM, like

  • Its covers geometry, spatial relationships, light analysis, geographic information.
  • Nice to find out design & detail ,quantities , placement ,drawings and properties of building components which is useful to the manufacture's mindset.
  • Quantities and shared properties of materials can be extracted easily.
  • Demonstrate the entire building life cycle, including the processes of construction and facility operation
  • Used for nice architecture & service facilities, like all type of drawings, 3D models, detailing, light estimation, shadow calculation, structural detailing,4D work, movies for presentation, HVAC installation, whether isolation etc.
  • Easy to mindset for scheduling of work & process on site.
  • Nice & useful for designthe structure while working with prefab, cast in situ concrete elements with other construction materials like wood, isolation material,steel, other metal etc.

This all positivelly effects to the construction industries risk like, communication, budget , cost, time, precision of work & working method etc.

Good points by pragya,and some of my cents to it, BIM has a major role in avoiding disputes, contractual issues, eliminating the unending use of papers mentioning notices and clauses,as BIM gives the complete picture of the project in all respects...construction process involved, proper understanding the interlinked,interdependent stages of the project which often is not visualised before the start of the project and leads to disputes and notices for delay of work, extension of time and so on...which not only damages the pace of project but also the enthusiasm of the the people involved in the project.thanks for the referral

BIM Provides better oppurtinity to know what will be the final product available to him.This he can not acess by viewing the drawings.It also helps the Archictect  to communicate his requirment to contractor / builder.

This BIM technology is a big  boon for construction sector,  and is also very helpful for contractors, as the biggest bottleneck to contractors winning business is the estimating department. Estimating, the art and science of measuring drawings, calculating quantities and finally calculating cost and margin is having its own share of risks. There are never enough estimators that you can trust the really hard projects to and there is never enough time to perform estimates.

And many times it is not unusual to hear that all the windows on one side of a building were missed in the counting. With a model-based approach to estimating, contractors are finding that they can model and estimate in the same or even a shorter period of time, but with fewer mistakes.  And even if there are constant revision, the ability to update the estimate becomes dramatically easier.

i agree with Ma'am Anjali. It is a good idea to work BIM.Modelling is also used in other areas like railway yards etc. it helps the builders to exit the close out happily as there is always chance to improve the planning.

Concept of BIM is excellent and is evolving.One thing is that is BIM redy for the challenges today construction Industry is facing. There are many grey areas in the concept itself before resolving them, going forward would be a complete mess. Many of the deelopers who have adopted this with extra finance are feeling after a certain stage that BIm is not able to produce 100%out put upto their expectations.

Industry is used to 2D drafting. Treaditional 2 D CAD related softwares have many flexibilities inthe means of output.

  • This may be because of lack of standardised procedures that we have for 2D
  • Processes are not being built up.. even though they are built they are open ended.
  • Change management
  • Time taken at initial stages till we have our base model is ready for documentation.
  • Large, HUGE, file size which is very difficult to handle
  • Interoperability
  • Concept and Drawing exchange between consultants and other disciplines.

any change will difinitely looks gr8 at initial stage but upon usage it would show many loop holes, so Industry's out look and percievance towards development is one more key factor in adopting BIM

Having worked/completed more than 120 projects no BIM platform and after having 6+ years experience (out of total 10+ in Architecture Industry) on BIM softwares,

I can say that BIM will be gradually read for the challenge.

BIM is not a software, it's a process and it is developing day by day, We'll something surprising in coming 3-4 years. As of now, 34 out of 50 states in U.SA. are not accepting BIM Models for submission/approval of government autorities. This is just an indication, wait and see what BIM can do.

IT CAN REDUCE OUR EFFORT AND WORK LOAD I.E HEADACHE .100 PERCENT DEPENDENCE CAN INCREASE RISK IN LIEU OF REDUCTION SO, PLEASE UPDATE TECHNOLOGY BUT 2D AND 3D TILL WORKING AS SAME IMPORTANCE .
