It has to be Mumbai as said its one of the top realty investment spots in the world and it ranks 2nd when it comes to Asia. Development has increased in all property sectors in Mumbai. Construction of affordable housing is particularly strong in Mumbai than else where in the country, as the Government continues to lower mortgages and the middle-class is being offered "good-quality, honest accommodations Mumbai stays on top of the mind for people for realty investment and also Mumbai being Mumbai is the city which never sleeps one is never short of action in Mumbai the Bollywood powerhouse and the Mumbai spirit all these combined makes Mumbai the best place and the best option for realty investment in India. |

Realty investment should always be made where appreciation rate is high. In mumbai prices are already riched at a saturation point. There will no further appreciation in the prices. In today's circumstances as economic condition is started improving and lot of IT companies started investing in tier-2-3 ciites to get overall economies of scale. In my opinion best realty investment should be made in tier 2-3 cities like nashik, chandigarh, jaipur, coimbatore etc. |

Well said Deepak, I have also noticed the same thing with upcoming cities like Indore, Vadodara where many new industries, SEZ's are about to roll out.
Also there are even smaller towns where one can good rewards with comparatively smaller investments.
Anyways, every investment, anywhere can be hot, provided you have hit the nail on the head!

No doubt Mumbai is one of the hotest destiny for Realty investments. However, from past 8-10 yrs Bangalore even too has joined the top destiny's for reality investments. The main reason being the IT hub located here. The growing IT companies here have attracted almost all kind of people from all over the world to make this place a unique and highly growth potential one. Also one cannot forget the Climatic conditions of Bangalore that attract not only people from all over but also its become a healthy destiny for most of the patients suggested by their physcians or doctors as the suitable place for recovery. I definately agree that mumbai is a hotspot for realty inv. but, if u analyse further,mumbai is almost saturated esp. for middle & small investors.so, i dont think there would be any further appreciation in realty sector bcoz, the ROI is lower. u get good amount after certain period of time but for that ,u have to invest big today! on the other hand,there are several suburbs of mumbai which are still underdeveloped but its infrastucure is growing rapidly & has better connectivity with greater mumbai.So,now if u invest there with a reasonale price, in a near future as development takes place,ur ROI will be higher.examples of such areas are-Titwala,kasara,karjat,badlapur.

since mass housing is" the next best thing" locations falling into this category would be investment hotspot for the years to come .bugdeted housing attracts people from all spheres ,be it single working professional or government employees they would be willing to shell out reasonable amount for a house or apartment with urbane amenities .moreover,its a calculated amount of risk those( the reatiers) who have suffered blow from recent realty crisis.growing employment opportunities and awareness (about prevailing investment options) in tiers 1 cities have created a new consumer class. |

Already it has got many in its pocket in the CORE sector like RIL, Tatas nano, L & T s engg SEZ, etc Complete North part of India is gonna get an uplift in comin times. In North east lot of Investment is in line for setting up power plants. Incentives n govt support is also better here. |
