Developed lands aren't much scary to purchase. This is because the potentials of the property can be seen. As a buyer, you would already know all the possible utilities, facilities and structures that you can have if you want to build your own line of buildings. Zoning

It is important to know the zoning laws in the area. This is because the government has special laws related to construction of buildings. This will give you an idea on how you can develop your land. Basically there are three categories for the purpose of land. One it can be for residential use. Second, it can be commercial. And third, it could be industrial. Sometimes you can mix and match the uses if it is acceptable according to your modern zoning laws.

Accessibility


When someone offers you a land for purchase, it is also important to ask about its access. Raw lands may be in the middle of the forest or may be within a subdivision or a private property. At times you may have to access them by passing through other people's property. You need to know if this is legal to do. And if not, you need to determine the possible cost of developing roads for easy access.

Percolation Test

All lands must undergo a Perc test or a percolation test to determine if the land is eligible for the construction of a sewage system. You must know its result so as you can create your own sewage system (especially if the land is located in rural areas where this is sometimes non-existent).

This is important as installation of sewer system is needed to maintain the sanitation of the place. Remember, one cannot install a sewage system unless the Perc test is done. So ask the seller or the real estate agent if they have any idea about this.

Availability of Utilities

If you want to buy raw lands and develop them for residential, commercial or industrial purposes, you need to know the availability of utilities. Hence, you have to ask if there has water served from your public water purveyor. If not, you also have to ask them if they can provide water, as well as the cost involved. If these options are not applicable, you may have to ask the real estate agent or the seller for an alternative source of water or you may contact your local authorities about this dilemma.

This goes the same for other utilities like gas, telephone, internet, cable and telephone. Always check for the availability, serviceability, the cost involved and the alternative if any of the public servicers cannot provide the service.


Natural Hazards and Disasters


You have to know exactly what problems brought by Mother Nature are naturally occurring within the area. Determine the impact of this hazards and disasters to your investment and to your lifestyle.

purchase of developed land is like purchase of ready made dresses. we r forced to wear as it is with a little alterations. the requirements and tastes for each person r different. in that time purchase of that saves time.

to purchase any land its title must be clear, and after purchasing land one must compound it and see to it that no local object for the same , approach road also to be seen, to build sewage system in raw land where no network is possible septic tank can be used and even one can think of bio gas project

It is a valuable information.If raw lands are to be purchased it depends on the usage .
If it is for agricultue ,the parameters to consider are different from Building constructions.

It is also important to keep in mind that if used for construction,it will not hamper other areas /or the construction will obstruct runoff etc also the sewage becomes problem to nearby well users/borewells.

Yes , now one can purchase land safely by kwoning all ten things given by u.It will be helpful to everyone if one can follow all the ten points as mentioned above .
