Dear friends
I myself a civil contractor . I have to implement some modern methods and techniques in my construction business/sites. The areas of facing problems are ... Material storage, labour wages, malpractices done by the site supervisors in my absence, whole site security system, maintaing proper records of suppliers, quality work done by skilled workers,a proper working condition without any fraudary and malpractice in my absence etc. Please suggest some good techniques to resolve these problems.
Dear Mr. Rajan,
I would request you to get in touch with Project / Construction Management Consultancy Firms. They can help you to look at the whole process of construction from a different ‘perspective’ / ‘other side of the table’.
We strongly believe that this ‘un-conventional thinking’ would immensely help you in plugging the necessary holes in the system.
Dear Sir,
The problems which you are described is most from the manpower resources, you need proper planning, labour managment as well as machinery management and invlovement from your inhouse team.Motivate the labours regarding time planning, material handling, also the trust within you own team to achieve target within stipulated time.
Most the tendency which i have noticed in contractor is always looking for cheep manpower recources & engineers , spend more bucks to get good qualified engineer not a well litreate engineer.
Thanks..
Piyush Yadav
Dear All,
I agree that these type of problems are in all industry and in all business. However being a scattered business problem in construction industry is more serious and more complicated than other industry.
Follwoing steps may help to reduce that effect.
1. Build a trust and confidence among emplyees and workers.
2. promote transperancy as culture in company. Give waitage of prompoting ideas from employees.
3. Treat employees as partner of the company and not as employees. If possible also share part of profit among employees.
The above sugessions are not fulproof but cahnces of malpracticing can ber reduced and performance of employees can be increased.
The issue you have referred is not an unique one to construction industry alone it prevails in all businesses; why even within families
My suggestion to resolve this is issue is
1. Building transparency in the organziation as a culture
2. Encourage participative Management
3. Establishing customized Management system that suits your org and Relying up on System rather than individuals Totally you need a CHANGE MANAGEMENT
I have seen great results in my professional experience on implementing the above three. Even i will be interested in helping you, do not hesitate to ask for any clarification.
For your situation employ a general and trustworthy Quantity Surveyor.
Roles and responsibilities:
a. Preparation of sub contractor bill. (To cutoff the site supervisor/engineer from labour bills malpractice)
b. Reconciliation of theoretical consumption of material Vs. actual. (To identify malpractice/theft of materials from site)
c. Approval of purchase bills after physical verification of materials at Site. (To prevent vendors from cheating you by supplying sub-standard/less quantity)
He should definitely be trust worthy and highly motivated honest person.
Hope this helps you.
Dear Anjali,
Construction field itself is not a individual work but a team work. Different characters of different states are involved. Also it is so that no one knows who is dedicated or who is crazy for money. If anything wrong ultimate sufferers are contractor,
Employing PMC we do not know what is behind curtain. BUT
Old and new concepts bringing together can bring the best results, corruption/commission etc could be drastically reduced down to hardly 1%. This stringent steps could be not discussed in moment but with a debate and that too in few meetings.
My experience says that till in my career of 35 yrs in my subordinate line there was hardly any such nuisance and that could I can define as next to nothing.

answer to this is very simply In any peoject there so many manager like planning, construction site, and many more . but in the site no one are front staff who is to work with labour but some are there still so that the project are going smooth . who are the give the work to the project and complete it . but only the manager are take the adavantage and the tell we are complete it and complment .But no body no who is doing the hard work only front staff like foreman and supervicer are dothe work with labour . the manager have do not know how to do the work with labour and how to get the out put And the know the palnning the work schedule. so the labour westage of money ect.,
A periodic Inspection / Auditing is must in order to become familiar with the figures & facts of reality.Of course there are many softwares in the market for builders to make it in practise but one simple thing is that one must have a daily progrees reports/ register of the items/ tasks, so that cne can easily asses the facts. To keep an eye on others one must be vigilant himself. In last but not least "PREVENTION IS BETTER THAN CURE".
Its fact that supervisor, workers will do blunders for their boss.but if we are cutting their salary or giving punishment nothing going to happen they will shift the company,if its follows we are going to loss our patience, engineers or supervisors etc.so,follow metholody or schicology we have to provide targets to earn some money by giving incentives, bonus or hike in salary so on ,this attitude is to develop relationship betweem workers and internal communication between boss and their supervisors or engineers
