BIM has finally headway into the architectural world but without a fight. The advantages are evident from the beginning of planning and programming through the end of construction. BIM benefits owners, designers and contractors. Owner Benefits: The BIM model enables better and earlier definition of project scope. The BIM process enables expedited project schedule, and greater control of project budget. The resulting model can be used for future facilities management. Designer Benefits: The BIM model enables more effective communication of project design, while featuring automated drawing and specification coordination. Better coordinated drawings significantly reduce errors and omissions, thus resulting in more comprehensive, better integrated deliverable. Contractor Benefits: The BIM model enables better assignment of project scope with fewer RFI'S and Change Orders. Further, the BIM process shortens the project schedule and enables more accurate project bidding. I know this. Building information modeling is long overdue in the design and construction industry. Autocad has been an outdated technology for many years. The notion of constructing a three dimensional project from a two dimensional set of construction documents is flawed concept. Interpretation of the drawings is where change orders and increased project costs begins. The goal should be to eliminate interpretation. BIM does just that. Plans, sections, elevations, details and specifications can be automatically generated from the building model. If used properly, the drawings are always coordinated because they are all derived from the same 3 dimensional model. The owner and architect can manipulate the model during the design phase to uncover the best solutions quicker and more effectively. The contractor can view the 3 dimensional model during construction which, in effect will reduce the number of clarifications and change orders. BIM enables design firms to spend more time on planning and designing the project and less time on repetitive tasks required with Autocad. The model is also an incredibly effective design tool. It gives you the ability to see exactly what the building will look like prior to investing a large amount of money on construction. Changes can be made in a timely manner, before the cost of change goes way up. Project Promotional is another little talked about but critical phase of the construction process that is boosted by BIM. BIM models can be rendered to be used for project promotion to potential investors, stakeholders, tenants, neighbors, etc. Project Promotion is an emerging phase as far as importance. Projects need to be promoted just like launching a retail product requires promotion. The better a project is promoted, the better chance it has at success.
Yes it is a project management tool.
This link tell more about it.
