Dear friends, recent days the the Indian market is seeing a huge demand for the affordable house. Many developers are coming with different pricing levels for the affordable houses. What price do you think will be reasonable for the affordable houses?

The affordable prices of dwelling units may vary place to place & depend on their economic  condition. As for as in Metros it should be 20-25 lacs & for sub metros it can be 15-20 lacs.

it should be according to the income tax slab which a person pays

but still it should be in the range where every person can pay like a 5-10 laks.

We only spoke about the price range that an affordable house should be of 12-15 lacs... but people also have other priorities.. people wants to own a 3BHK flat... 2BHK falts are available in the price range of 18-22 lacs and the moment you go up a bracket 3BHK the price of the same APT shoots uo by 5-6 lacs... Do you really thnik 5-6 lacs a builder would have incurred by building one more bedroom in the APT with some some Sq. Ft. area...

A person can save 25% of his income or spare equivalent amount for loan installments.Any affordable housing plan should be made keeping the customer segment in mind. As a person in India may spend 20 years for owning a house, he or she can spare five years income towards affordable house. A person with Rs 5 lac per annum income can afford 20 lac for housing. Use this thumb rule to target a segment.

For middle class  10- 15 lakhs, For upper middle class 15- 25 lakhs, for blow middle class  6 - 12 lacs.

 people above upper middle class  can afford anything. we should look into theaffordability of above three segments.

Nowadays the cost the house is increasing because of the cost of land. As such mass housing, creation of new colonies with infrastructures, eminities little far off from costlier lands can make it.

i agree with M'dam Bhatia.The affordable dwelling should not increase more thanRs.12-15 lakhs in metro.Again the inference is dwelling for whom?The purchaser parting with Rs.7-8 lakh is not satisfied with quality.When we say affordable ,the vast population  should be covered and rate of return should be counted by discounted cash flow,the builders can construct houses in centres where the people are still wating for sasta housing and the revenue so obtained can be utilised in areas where people can afford the price which builder want.

A house is not a one day job and every one think about it as he is going to spend his/her whole life in his/her home. so it must have a good area and it should be build with a good quality material. and if we keep in mind the above two point then the price will also go up. the prices of land is also in sky. So a 12 to 20 lacks is really a reasonable price for a good house.i

We have build houses for 14-15 lakh wothout land cost . If we take land cost @ 3000 per sq yard and add about 7.5 lakh for land cost and total cost will be 21.5 lakh. Cost of construction is ok but difficult to get land price at this rate Nowadyas in metros land cost is above 10000 per sq yard  minimum But again if u go for high rise buildings land cost will be reduced per dwelling unit and three bed room house can be made available in the range of 20 lakh. Again that is actual cost. Builders profit etc will increase the cost by 25-30%. If u go for group housing u can reduce that cost to some extent and if govt provide u land in that cost.

MOREOVER MOST OF PEOPLE WANT A BETTER CONSTRUCTED HOME WITH ALL THE BASIC NECESSARY

ONCE CONSTRUCTED HOME IF HAS SOME PROBLEMS HE FEDS UP AND NEVER WOULD COME BACK

THEY SHOULD FEEL WE CARE THERE THAUGHTS ON ALL BASIS

SO TO ME IF WE CAN GIVE A GOOD QUALITY WITH A START OF 15 LAKHS WOULD BE GREAT

IT CAN EXTEND TO THE EXTRA FACILITIES OF CUSTOMER LIKES

Interesting Q & A friend. The affordable housing is the buzz of today's construction sector. Many of my friends bought flats for 6-8 lakhs which they felt is very affordable price in the present economic condition. But they are not satisfied now, they found it has been constructed with inferior construction material. So affordable house should be build with good quality and infrastructure and should be priced depending on the current market. I feel 12-15 lakhs is the reasonable price for the affordable house at the present situation.
