When to invest and where to invest are the questions you face every day. Recession or growth times there are opportunities aplenty. The difference between success and failure is your ability to see an opportunity in every situation.

Let us leave the sermon for a moment and look at a real opportunity ! I am a Chennaite living in the heart of the city.We Indians know that real estate is the best investment opportunity in terms of returns, appreciation and safety.But then the problem is you need to have large sum of money to be able to do it.It is unlike buying a few shares for Rs.5000.

Now listen carefully.Wherever you live, either a metro or a small town, look around within 50km of your place of work.The basic condition is it should have a motorable road.Select a place like that and start pooling friends of 10 or 15 who can each invest Rs.10 lakhs each.You will be able to buy a decent piece of land together which you can convert into a community for living.Herein you can develop small cottages or a 2/3 BRHK apts. One of you can manage the finances , another could interact with the contractor and another doing documentations etc.

Trust it has worked for me and it is not impossible.After all you have 10 or 15 friends in your office , neighbourhood, school or college mates etc. We just got back from our cottage wherein 40 of us live for the weekend with all amenities. We did 2/3 years back( at the peak of the market ?) but it is value in today's recession too.

We netconnect , have tatasky.In this times of satellite, communication is wireless and seamless. My son watched yesterday's IPL match.In this place about 65km from my city apt, suddenly last year came a world class management institute.The highway is becoming 4 lanes in two years.

It is all a bit of effort.Many of my friends are not putting in time to find such opportunities.They hunt behind large developers and get caught in the developers' hazaar problems. Stick together and you will win.

The 50 odd cities and 100 odd towns of India, wherever you are located in India, offer similar opportunities.Put in a bit of your time to develop your living colony and the value will be astronomical.

You will also enjoy the company of many from different walks of life.This way it is investment and happy living.This is much better than living in leaky apartments, housing associations with lots of fights etc.

INVEST TOGETHER , LIVE TOGETHER AND ENJOY THE BENEFIT OF GROWING INDIA IN YOUR INVESTMENT VALUATIONS !!!

Really a great idea Mr. Ramachandran...its an amazing plan...easily this could get you more out of your investment...and also agree with Mr. Narayan points also...thanks for sharing the knowledge on the site....and Mangala it is not a dead investment according to me....

Friends, I thank you all for your views and respect it.Trust me this idea is doable.Sorry to say that I have to disagree with Mangala that it is a dead investment.This is the best way to build your retirement savings.Your property will fetch you rent as well and this will increase over the years along with its valuation.Do put in money in property fetching rents,the only minus side is that you have to visit periodically and that applies to any other investment. I have a good experience and willing to share with anyone.Enjoy the success of India reflecting in your property prices and returns !(I have lived abroad for 23 years).

I think in the near term,we have to focus on sectors that will benefit from those government stimulus packages. They all have a common theme to use infrastructure as the key stimuli to create jobs and to increase activity in the economy. These infrastructure projects will include hospitals, schools, water projects, railroads, highways, bridges, ports, airports and energy.& renewable also. We can also go for renewable energy

I totally agree with Mr. Venkat. This is the way to build asset. 

Also, it would be low priced if one buys in the peripherals compared to city. One can look at even around 100 kms from Chennai on any of the major National Highways. In fact, there are properties that are priced at as low as around 10 lakhs per acre too. These properties may be just of the NH.

In my experience these are some points that I would like to make.

1.	Try and avoid short time speculation (less than 1 to 3 years) since it may backfire. Ideal timeframe to generate a decent return would be around 3 to 5 years. 

2.	DO NOT have any emotional attachment or emotional values to the property that you are going to buy for investment. i.e. don’t think (and in many cases I've seen people starting to imagine) that it is going to be a place that you would settle down with your children, etc. The property is just for investment and just think about the % return it would fetch in 3 to 5 years time. Remember, many of the people who have purchased land have done so only for long term investment.

3.	If there is a connecting road to a NH or a major road and the distance is say 5 to 7 kms, then it is worthwhile investment. If there are communities nearby then it is better. It would be all the more better if there are be some kind of residences inside the plotted layout or land.

4.	Don’t worry if the place is undeveloped, etc. Just because it is undeveloped, the price offer is low. Many places in Chennai city, where the price of land runs in Crores today, were very much undeveloped a few years ago. 

People who dint mind the dirt roads, rain water flooding, lac of other infrastructure, barren landscape, etc., a few years ago and bought the property for a few thousands or lakhs of rupees are now sitting on property worth crores. What I am trying to state is that all the infrastructure would be made available as and when the area develops and it is only a matter of time. 

5.	The chances that a few lakhs appreciates and doubles in a few years (say in 3 years) is far greater than a very huge amount to do the same in the same time. (i.e.) the chances of a plot priced at 5 lakhs in the outskirts to double to a price of 10 lakhs, say in a period of say 3 years, is very much higher than a same sized plot in the city priced at 1 crore doubling to 2 Crores. Hence, one can get a better % of return for their investment if they select judiciously - this is the key word :) - on where they invest.

Yes sir it’s a defiantly good option of one time investment. But as per my opinion its dead investment, we always try to invest, where we will get annual or monthly basis dividend.
